Hardness 2 Ph 8.0 Chlorine 1ppm Pressure 55psi Annual plumbing inspection completed. After a very through evaluation and inspection of the homes plumbing only issue I have located is a minor code violation under the kitchen sink, being as that there is no vent under the sink. I will leave estimate to add a vent under the sink. I also cleaned the pop up assembly under the lave sink for the client. Client requested to have their outdoor rinse station winterized for the season. Located shut off valves and boiler drain valve under the home. Introduced pressurized air to blow out the system. With all the water out, I next disconnected the shower head and drain plug for the client and left them on site.
Today we arrived on site to complete customers annual home inspection. After inspection we wrote up options to flush the Navien tankless. After flushing the Navien tankless we turned the unit back on and ran hot water and everything is working as should, no issues.
Arrived on site to winterize outdoor rinse station and perform plumbing inspection. On the plumbing inspection I found that an emergency shutoff valve was hard to turn by hand. Made customer aware and due to the fact that all shutoff valves are the same client would like to just replace all at once. Valves for outdoor shower are now off for the winter. Today in total I replaced 8 shutoff valves and when done I turned the water back on to test for leaks. There are no leaks at this time.
Arrived on site to winterize 3 fixtures. Winterized outdoor shower, washing machine in the garage and slop sink behind the garage. Put anti freeze in washing machine standpipe and washing machine.
Arrived on call client stated thier washing was backing up when in use and the sink would fill up when in use. Upon inspection I took the Studor vent off and the water immediately dropped. When putting a new Studor vent on the water would still fill up. Snaked the laundry sink and when done I put the new Studor vent on and the laundry sink and washing machine are now draining as they should.
Replaced water heater in Mantoloking, NJ.
Arrived to the home, customer has two issues, first very low pressure at the existing widespread lav faucet and a higher than normal water bill. I took apart the aerator on the faucet and there is still low pressure, I next attached a supply line to the existing quarter turn valves and there is plenty of pressure. The faucet is of unknown brand and manufacturer so parts are hard to find. Customer would like a quote to have a customer supplied faucet estimate with today’s diagnostic fee applied. I next opened the crawl to see any visual signs of water leaks, which there are none, and there is normal pressure at all other fixtures in the home. Cause of high water bill is undetermined at this time. I also dye tested the toilet and it passed my test. No other issues are visible at this time.
Upon arrival customer explained that he had another company out for the break in his line and they did not want to do the job. After inspecting break in the crawl we are unable to give accurate estimate until a cleanout is found. In order to properly assess extent of damaged line we need to get a camera in the line. Customer is going to locate and expose clean out, and when he does he will call us back out to camera sewer line and give estimates based on full scope of work.
Arrived on call client stated his dishwasher was not draining. Upon arrival I made sure kitchen drain was draining fine and it is. Checked all connection and made sure there were no kinked lines. Referred Jersey Coast Appliance 732-240-2262
Relocated main water shut off, replaced all angle stops in home, and installed new hose bib
Pull and reset toilet Arrived to home for leak in ceiling. Upon inspection found that leak was coming from bathroom above. First ran shower and sprayed walls. Leak appeared right away. Also noticed stains near toilet. Saw that it was wet under sub floor. Leaked as soon as flushed. MyGuy pulled toilet and saw that cast iron flange was broken and repaired in the past. Showed customer the solution to replace cast flange. Came up with another solution which was less expensive. MyGuy repaired flange the correct way. Set the toilet and tested for leaks, there are none at this time. Referred allstates restoration
Arrived to the home, customer has stated that while they were away at their other home up north, the gas company had called stating they were going to replace the gas meter. After inspection of gas piping from the gas company, they stated a leak on the 1in piping going through the block wall into the home and have pinned the meter. I read what the gas company had stated that the piping through the block needs to be replaced. I went into the crawlspace and saw that all the gas piping appears to be in good shape, except the penetration through the block wall. I provided options to the client and they would like to go through with the work. Cut out damaged gas piping from meter going through the home foundation. Supplied and installed new gas piping from the meter into the home. Secured all my connections. Connected the piping using mega press coupling. Client has called the gas company to remove lock from meter. While on site, gas company came out and removed lock from meter. There are
