Customer had a higher than normal water bill. They wanted a plumber to check the system. I looked at the meter, in the yard, to see if there was any movement. The meter didn’t move for over 15 minutes. I checked the toilets and didn’t see any movement. There are no signs of water leaking anywhere in the home. House pressure was also tested to be 108 psi. I recommend replacing the pressure regulator valve. See estimates
Pressure Reducing Valve Installation: Installed a pressure reducing valve to address dangerously high water pressure in the home. This protected plumbing fixtures from damage and ensured safer, more consistent water flow.
Plumbing Remodeling: During a full kitchen and bathroom remodel, I rerouted outdated plumbing lines, installed new supply and drain fixtures, and tested all connections. The upgrade improved functionality, aesthetics, and system efficiency.
Hose Bibb Replacement Service: I installed a new hose bibb on the exterior of the home, replacing an outdated and leaking fixture. The installation included securing proper shutoff inside the wall, sealing all connections to prevent backflow, and pressure testing the line.
Tackled stubborn bathroom clog affecting tub and sink. Snake couldn't fully clear - used hydro jetting to remove years of soap and hair buildup in trap and line. Full flow restored! Also noticed corroded p-trap under sink - replaced with PVC to prevent future leaks. Applied enzyme treatment to help maintain clear lines. Everything flowing perfectly now. Left maintenance schedule with homeowner.
The existing drain is almost completely full with food and grease. The mechanical snake will not open the drain. The line could be jetted but because of the large belly, unsupported pipe, and backflow I don’t recommend the jetter. I recommend repiping the drain to ensure proper drainage, be code compliant, and be less prone to clogging in the future. The line will be cut out and repiped, in the crawlspace, to give proper pitch/fall and be properly secured. Part of the laundry drain, tub drain, and bathroom sink drain will also be repiped to accommodate the new location and size of the branch drain.
Today, I returned to my clients home to install two new three-piece lavatory faucets. And also to rebuild a Kohler toilet. I removed the old faucet, cleaned the sink, and installed new faucet. They both match perfectly and look great. I tested for leaks and cleaned up my work. Next, I rebuilt the Kohler toilet. Now it is working nicely. After completing all of my work, I double checked for leaks. One year parts and labor warranty on these repairs. I really enjoyed your company. You’re a great lady and I like working for you. Today, I came out to my clients home and took a look at a couple of lavatory faucets that my client would like to have replaced. Additionally, she would like to have her Kohler toilet rebuilt. Got to job around 2pm. Kitchen sink completely backed up. Used power auger to clear stubborn grease blockage approximately 15' down line. Removed p-trap to extract small utensils causing partial obstruction. Ran camera to verify line now clear. Advised customer on proper disposal practices to prevent future issues. Job complete in 1.5 hrs.
Pulled toilet in master bathroom. Cleaned off bottom of toilet thoroughly. Reset toilet and caulked to the floor.
Installed a new water heater and brought it up to code. Installed a new prv and number 1 shutoff valve. The front yard hosebib was also installed and pressure was set to 64 psi.
