Performed maintenance on two systems. Gas furnaces with AC cooling. Upstairs filter is still acceptable. Upstairs system does not operate very much. The downstairs filter will be ready for replacement on next visit 16 x 25 x 5. Please have the technician bring a filter with them if she is not able to find them on her own. Inspected electrical connections and components. Treated condensate drain lines with chlorinating tablets. Cleaned flame. Sensors of gas furnaces. Inspected operations and units currently are functioning properly.
Upstairs and main floor thermostats on cool and thermostat for basement was on heat. System was working against itself. Explained that all thermostats have to be on same mode or off for other thermostats to operate properly. No issues with system.
Power switch was left off after maintenance
Performed 2 system heat maintenance replaced both 16x25x1 filters tested all electrical components cleaned flame sensors and pressure tubes found upstairs capacitor showing less than specs recommend replacement customer approved replacement all systems operating properly at this time
During today’s visit, performed maintenance and inspection on two furnace units. The crawlspace furnace unit would not ignite, showing error code 10 on the controller. Error code 10 refers to a faulty igniter circuit. Replaced the igniter and the furnace tries to ignite but will not ignite all burners. The burners need to be cleaned. Customer authorized at this time to clean the burners of rust and debris. After clean burners, the system ignites and operates normally at this time.
Install Lennox board. Completed- replaced defrost control board and tested function of the new board. The outdoor unit is currently operating at manufacturers specifications.

Bad defrost board. I told the customer to replace the board 595.00.
3 system basic inspection. Upstairs furnace is not safe to operate- I have the gas valve off and the furnace service switch off. The flue pipe is not connected to the furnace, possibly from roof work being done. Flue pipe needs to be fixed by a professional and power and then gas restored to the system. Basement air handler/ heat pump system currently does not operate in heat mode. The thermostat is not controlling the heat pump correctly and the air handler does not have heat strips. There is no emergency heat operation either due to no heat strips. Upstairs furnace is over 20 years old dated 2002 , the ac and coil are dated 2014/2015. The blower motor capacitor is reading half of its required rating and the blower is running higher amps because of this. The ac does cycle on but was too cold to be able to check refrigerant charge. Performed 1 heat pump system maintenance. Replaced healthy climate 20x25x5 media filter. Checked zoning equipment, motors and capacitors. Checked secondary heating. System is clean and operating properly.
Change the filter. Clean drying. Checked all electronic components. Checked amps on heat strips and blower motor. both Test fine. checked amps on compressor and fan. Both test fine. Tested defrost board. Defrost board tested fine. Heat pump performance as it should.
I arrived and replaced the filter dryer under parts warranty. I pulled a vacuum and opened the valves. I adjusted the charge for the couple of ounce to reach the correct refrigerant charge. System is currently heating at manufacturers specifications. Per Borders
