Arrive and Jose describes that the fan motor is making a strange and loud noise. He indicates that he sprayed the motor with silicone sprayed the noise was reduced. He also stated that the tenants complained of the AC not keeping up in the heat. Findings: today I arrive to a WORKING blower motor but the coil was freezing up, I turn the AC off and try to cycle the fan back on and it goes into a locked rotor state and no longer works. The units indoor fan motor has failed and is the issue with the noise as well as the freezing of the coil. I replace the indoor fan motor today and add a new single run capacitor. Verify operation of the AC. Temperature drop of 71 to 51 across the system. All registers open and supplying cool air. I left the thermostat on 70 degrees. I check the refrigerant pressures today as well as physically look at the coil after running the AC for 30 minutes and it shows no signs of freezing and has a VSAT of 35.
