Performed ac maintenance. Air filters from 11/23 are still clean. Delta t are 22 and 23 degrees. Blowers drawing proper amps. Furnaces are 2 yrs old and evap coils are 6 yrs old in good shape. Drains are clear. Outdoor units operating great. Those are 2 yrs old as well. Rinsed condenser coils.
Installed Lennox 3 Ton Variable Speed Full System.
Checked system, came across condenser turning on/off on low pressure. This is due to busted condenser coil and evaporator coil. Provided homeowners with combo replacement pricing and financing options. Leaving as is for today. They will talk about it for the next two days or so.
Completed with estimate to replace a 2.5 ton for master bathroom, left all options. Gave managers best discount, customer will be calling us after getting a second quote.
Full heat tune up two systems. Upon arrival both systems were turned on in heat mode. The blower motor, burners, heat exchangers, flame sensors, safety switches, igniters, gas lines, vent systems, electrical connections, duct systems, and thermostats were all checked. The filters were changed with one's provided by the homeowner. Both systems are heating properly at this time.
Dispatch to find out the results of the air quality test that Sarah had performed. She believes it is the spray foam that she had installed and her attic. A documented pictures on the furnace area where it was pulling in attic air without being filtered. I opened up the furnace and documented pictures of the dirt and debris that has collected over the years. System is a 2007 American standard straight air conditioning. Gas heat. Outside is too large for the inside. Outside is a 60 inside is a 54. This is terms of BTUs that is used to calculate homes. I showed Sarah the results of the pictures and recommended that I sent her an estimate for a new complete 5 ton variable speed compressor.
Replace thermostat under warranty system is working properly at this time new system was installed two months ago
Preformed system maintenance on up and Downstairs systems. Customer systems had dampers installed so I opened the duct leading to a bed room and slightly closed off to the main area where the thermostat is located. Both systems where very dirty and recommended the customer wash the condenser coils at the time of filter change. Also recommended norr frequently changing of the filters. Both systems refrigerant levels are good with an upstairs differential of 18 degrees and Downstairs of 17. The electrical readings where all in normal operating range. I did note a lot of sweating on the duct and plenum box, tracked the issue to a poor air seal on the system leaking cold air onto the warm metal causing the sweat. Customer approved seal and I taped and masticed the unit to prevent air leaks.
Dispatch to give a quote for an erv system. After I spoke with Sarah she stated that she smells like a chemical smell in the home in the afternoon when the air conditioner is running. In order to give the best customer service I'm going to wait until her results come in to decide what would be best moving forward for her benefit.
AC performance tuneup x 2 systems. Filters need to be changed out soon. Drains are clear and flowing. Systems are operating at manufacture specs at this time.
Apon arrival checked in with customer the following are my findings Found the Units working properly however the bigger of the 2 is amping out bad electrically on the fan motor upstairs informed the customer about his options we are going to wait and see how it fares please see pictures attached and estimates Filter sizes 20x25x4 16x25×4
Completed summer maintenance visit found everything working properly at this time only recommendation is continual maintenance and changing the filters to 4inc customer understands and will do so
Upon arrival found Outside unit off Probably low vlot flotation device device remediated system is working properly
Last time I was here I found a leak a condenser and customers ended up getting two new systems . I did a walkthrough as well as the access maintenance for both . No recommendations at this time.
Called for water intrusion. Inspected the attic and found that a vent tube from the tankless hot water heater had fallen and made the sheet rock sag. It was directly below the unit in the attic. Found no broken PVC or leaks from the HVAC unit. Advise clients that I resecured vent tube so that it would not happen again and they need to contact a sheet rock contractor.
