I needed a second opinion, and glad I did. As I thought, I didnt need any additional repairs. The other service tech was probably working off commission.
Called for water intrusion. Inspected the attic and found that a vent tube from the tankless hot water heater had fallen and made the sheet rock sag. It was directly below the unit in the attic. Found no broken PVC or leaks from the HVAC unit. Advise clients that I resecured vent tube so that it would not happen again and they need to contact a sheet rock contractor.
Flame sensor connection was slightly loose so I tightened and ran for 30 min and got no alarms .
Thermostat was getting error code for flame center not being detected. Found alot of build up on sensor (especially for a 2 year old one) I replaced the sensor and it's working.
Checked both heatpumps in heating ,cleaned condenser coils and changed filters . Inspected ducts for air leaks or restrictions and made sure no error codes had been displayed recently . I did find that the upstairs unit was running on emergency heat and when inspected outside unit I found what appeared to be refrigerant residue under reversing valve . I sprayed soap and saw some bubbles but it being so cold .y gauges didnt tell me much . Also got dark out so need to return to look into this issue more .
Found bad control board . Need to buy oem replacement.
Found igniter to be bad , replaced with new igniter and verified system was operating correctly.
Found multiple pull air leaks on both systems and attic, the 3 ton is getting a 10 degree split temp (20 is what I'm looking for). Refrigerant pressures were indicating a restricted evaporator coil, high superheated and low subcool telling me not enough freon is making it back to the compressor from the evaporator coil. I also noticed the gas line does not have a sediment trap and there is no flat switch for the condensation.
Arrived to find high voltage short inside of furnace electrical panel, tripping breaker. Repaired and secured electrical wires. Everything is operating properly at this time.
I was Dispatched to do a Post-Install Inspection. I spoke with the Homeowner and walked the job with her. I offered to set up her Thermostat to the internet. She declined for now. I asked if she needed any help with the Thermostat. She stated the Installers had done a great job showing her around her new equipment. I investigated the Master Bedroom temperature difference issue. I explained the ducts had not changed and so every individual duct has the same ability to move air as before the Equipment change out. The temperature difference is worse now than it was because overall the system is pulling down the rest of the house far better than before. This leaves the Master Suite with an unsatisfied Heat Load. We need to add a supply AND a return. Her Bedroom door is often closed and while closed there is no way for the air to get back out of the space causing a bottleneck. The System is an old R-22 System that has been modified over the years. It is in extremely poor condition and should be replaced. The Customer is a friend of the Owners. I referred this to Russ.
Performed spring maintenance check out on 3 systems. All system are way past life expectancy. Masterbedroom and upstairs systems are still functioning ok, but has lost lots efficiency. Downstairs compressor capacitor is weak and system is low on 410a refrigerant, recommended replacement of downstairs system. Homeowner will call and schedule comfort advisor.

Found upstairs game room condenser short cycling, because of low refrigerant. Repaired leak on hi pressure switch next to compressor. Pressurized with nitrogen, pulled vacuum and charge system with 11 pounds of 410a and 9 degree sub cooling. System is operating properly at this time.
Completed maintenance on dual fuel heat pump systems, refrigerant levels, back up heaters are working. Run capacitors, start kits, compressor amps are operating fine No problems found at this time. Recommended adding Reme halo air purifier to system. Total price$995.00 parts/labor.
