Heating performance tuneup times two systems. Filters were good at this time. Remove blower wheel and housing from downstairs and cleaned due to previous construction. Pictures are in the invoice.
Check out to straight air conditioners. Inspected the furnaces and evaporators. Verified 20Ã—25x4 filters are clean at this time. Verified primary drains are clear. Both furnaces are 95% efficient. Which means the drains are use your round with furnace and air conditioner. Check outdoor units. Refrigerant levels are acceptable on both units. Tested run capacitors. Both 45+5 ÂµF run capacitorâ€™s were low. Recommended to client and he excepted.
Post install walk-through on recently installed equipment. Checked and started the heater in first and second stage. Fixed king duct work. System had a return that was kinked noticeable to the homeowner. Check the charge on the air conditioner. System is operating at manufacture specs at this time.
Perform 1 system maintenance for heat checked all safety components cleaned flame sensor temperature rise is good checked for cracks on heat exchanger heat is working properly at this moment
Completed walkthrough, system was cooling at all, shutting down on low pressure and water in drain pan from evaporator coil freezing up from being low on refrigerant. Repaired refrigerant leak on liquid line drier coupling. Charged system with 9 pounds of 410a. System is cooling great 11 sub cooling, 22 degree temperature split, ductwork is hung and seal according to code. Celeste see my notes.
Arrived to find condenser with no power. Another contractor had taken out The breaker to go swap it for the client. When he got back and installed the new breaker I checked the charge and the amp draw of the unit. Amp is 14.4 A. Charges correct 140/366. 14Â° sub cool. Check the charge and the amp draw on the other two systems. Systems are operating at manufacture specs at this time. The Rheem unit does not have any insulation on the suction line. It is needed and I do not have none on this truck today.
Arrived to no cool main breaker kept tripping ,diagnosed a bad compressorcondenser is r22 20 years old recommend replacing Inform mark about bad compressor he asked me to talk to Russ about a quote. Send pics of install to Russ he will work on a quote system is not cooling at this moment
Post install walk-through on recently installed equipment. Verified unit is level and square. Drains are slow properly. I treated the drain lines on both units upstairs and down. I cleared the upstairs primary drain. I checked the charge on the newer system that we install. Systems are operating at manufacture specs at this time.
Downstairs nest thermostat had no power to it. Replaced 5amp fuse at control board. No other problems found at this time.
Return today to check charge on system I change the TXV on yesterday. I Added about 6 ounces of R 410 a. The Nest thermostat was bringing on the condenser without a call for the fan indoor. I did diagnostic on that for free. Advised Mark to change out thermostat and sub base.
Pump down system to hold refrigerant at condenser. Compressor would not allow me to bring back 100% of the refrigerant. Went to attic and remove defective TXV and installed new. Pressurized to 250 psi. Held for 20 minutes. Evacuated to 550 cfm. I open the valves and the charge seems to be good. But due to the rain I could not verify if the charge is good. I will need to return it another day when it is dry and warm to check the charge.
Post install walk thru on recently installed equipment. All equipment is level and square. Drains are sloped properly. All collars are sealed. Refrigerant charge is good. Did not get to view thermostat due to mrs on a conference call. System is operating at mfg specs at this time
No cool on the 5 ton unit On the east side of the home. Found TXV blocking the refrigerant flow. Made adjustments with the refrigerant. Added 2 pounds of our 410 a. Went upstairs and move the sensing bulb from the inside of the evaporator coil to the outside. System is cooling at this time. Head pressure is around 410 psi.New expansion valve will be needed. No cool X three units. Determined that the large unit for the golfing area is maxed out. It cannot perform any better than it is doing at this temperature. The split system is completely flat. Need to return and do leak search. Other rooftop unit had broken thermostat wire. I determined that the roofers pinch the wire when they put on the roof. No continuity between any wires. Ran new wire and system is operating properly at this time. Clients were gone whenever I was finished. Need to bill
Perform leak search on split system. Determined that the leak is in the line set above the air handler but below the roofline. My ladder was not tall enough for me to reach the leak Clients have recently installed a net system and I could not get position correctly. Will need to return with a 12 foot A-frame ladder if clients decided to make this repair.
