Upon arrival took inspection pics for evaluation of new install and city codes requirements.
Came out for cooling maintenance. Checked system there is a build up on the evap coil that is possibly causing a air restriction and affecting the charge. Subcool was 20 degree superheat was less that one. Once coil is clean may need to add or recover refrigerant at an additional charge. Also I attached model number of system to get exact size for filters.
AC performance tuneup times two systems. Changed out filters client supplied. Inspect blowers, evaporators, and ductwork. I detected a leak inside the slab coil for the downstairs. I left an estimate for repair and replacement for the downstairs systems. David would like to talk to his wife over the weekend and find out which path would be suitable for them to move forward on. The run capacitor is weak. I advised David that next week would be hot. He said he would try to get back with me over the weekend after he spoke with his wife. A.k.a. the boss.
Completed with insulation estimate, left estimates with customer. Customer not ready to make a decision.
Completed with ac 2 on 2001 trane 5 ton gas horizontal in attic right side of home, found unit poorly operating due to age and failing parts, compressor pulling high running amps on a 61 temperature, start up amps very high, blower motor leaking oil, high voltage wire is very undersize having a 10 gauge and it needs an 8 gaige for a 5 ton also gas an undersize breaker with drain line not up to code. 3 ton trane 2001 left side of him cooling at this time but is about the same condition than 5 ton. Left estimates to do preventative repairs or replacement of equipment. Called customer but it wasn't a good time. She'll call me today in the afternoon to be explain all my options.
Came out for cooling maintenance for two systems found no issues
Post install walk-through on recently installed furnace. Also reset furnace to blow at a 2 ton level instead of the setting factory had sent. Attic area is clear of debris. Verified heat comes on first and second stage accordingly.
One system cooling tune up. Inspected indoor coil for cleaning and leaks. Checked drain pan and lines for water. Inspected duct work and changed air filter. Tested system suction and liquid line pressure. Checked subcooling and superheat. System is working properly at this time Recommended installing surge protectors to electric circuit board and ecm motor. See estimate
Completed the fall maintenance on the system. Found the newer unit to be well within manufactory specifications. No recommendations at this time.
Returned to install Hepa filters in fresh air system. Tested operations and system is working properly. Recommended a blower wheel pull and clean or replace blower wheel. Helps improve indoor air quality and efficiency of unit. $190.00 by American Express
Left pricing for the furnace replacement. Customer was expecting around 6, with it being 90 percent and variable speed the system cost around 10,000 installed. See pictures.
On arrival found the control to be shot through. Left pricing to replace just the furnace or the system as the furnace is from 1995, customer will follow back today with an estimate.
