Bay Area Air conditioning is a top their company and every employee that we have dealt with has provided exceptional service. Mr. Milligan was here on an annual service call, performed the service and left detailed notes on the system and performance. He also fixed a problem with the UV light and the electrostatic filter that I was unaware of. Thanks.

Got here right at 8 AM, did his work and on his way.
We had Dave check Freon which was up to specs. Dave also leak tested the A- coils and compressor and was not able to find any leaks. When the unit was installed the refrigerant lines were not replace since they run under the concrete floor through a conduit. We assume the lines are original and my be corroded and almost impossible to remove to install new lines but no one has attempted the task. We plan to have your company move the compressor off our patio and new lines installed at that time. However, we must gain approval and permits from On Top of the World Management. If they approve the move and issue a permit, we will contact you to complete the job.

I live out of the area and have a rental condo in Clearwater so can't be there for repairs and service issues that come up. I rely heavily on my local partners to be my eyes, ears and cover my back. Bay Area's service technician was there when he said he was and found the problem required a simple maintenance fix and gave me an overall diagnostic of my system. Keep doing what you're doing guys ~

Customer had some concerns about possible drainage water issues (had past problem). Inspected 3 AHUs and associated plenums and emergency pans, as well as areas indicated by customer. No drainage issues or dampness were noted an any. As precaution rodded out 2 ptraps and added some drain solve to all 3 Customer needs to have Tune Ups on all 3
I removed old condenser. There was no refrigerant in it. Then I installed temp unit. I pressure tested then evacuated system. I had to switch reversing valve to cool in off position. Then I could not get condenser to start. I had no 24 volts. I found splice in chase and broke some wires. I probably pulled on it connecting temp unit. Took awhile to find. I ran temp wire to break. I finally got power and it started. I added 3 lbs R22. It will heat or cool at this time. I collected deposit.
Found a bad blower motor. Replaced the blower motor and tested the blowers operation.
Completed the maintenance inspection. Replaced the media filter.

Customer has already been vacuming drain, appearances are the drain is clearbut he said the overflow safety was still filling up Inspection of pan and drain, ok. Used a plastic strap to "rod out" the first 3" of drain (suspected build up) Flushed drain with 1 gallon water without fail Treated drain with Drain Solve
Found the system off on code 77 and 95. Checked the grounds and the compressor windings. I've reset the system and everything came back on and js cooling down for now. I would recommend replacing the inverter. Putting in a parts order and reschedule to return with the part. Installed the inverter and got the system up and cooling. Note: code 99 on system number 2. Need to order a part and schedule to return. Returned and replaced the condenser fan motor on system 2 the two ton.

1st year warranty System shutting off on float switch safety. Cleaned and flushed drain line. Restarted and tested cooling and drain line.
Customer stated stopped cooling in the middle of the night. Float switch did not trip, unit continued to run. Checked capacitor, refrigerant charge, split temps. Customer said heard sound when occurred and had storm. System straight cool and suspect power drop cause compressor off on ol from run backwards momentarily.
Replaced shorted dual run capacitor. Restarted cooling 10 parts and labor.
Compressor wire burnt and disconnected. Repair wire and test. System operating at this time. Recommend replacing system. Recall, customer states CC on file. New equipment quote left at last call.
