Air Conditioning Maintenance for a residential homeowner in Dallas. Came out for a 1 system maintenance on a 20 yr old Unit & Performed a routine maintenance.
Plumbing repair for a commercial client in Dallas with a leaking bar sink. Reconnected trap arm to bar sink extension nut washer was missing not holding the pipe in place. The leak has been repaired for the business.
Performed a two system maintenance checking cooling. Tenant also said that the breaker for downstairs heat keeps tripping. Checked inside unit amp draws, and capacitors, everything working properly at this time. I did noticed that the indoor unit is calling for a 50amp breaker and is has a 30amp. Will need an electrician to replace breaker for both upstairs and downstairs. Also found oil from blower motor on outter casing indicating bearing in the blower motor are going bad. Recommend replacement of blower motor. Checked outdoor units pressures, capacitors, amp draws and electrical components. Found that both coils need to be cleaned, and found pressures about 2-3lbs low for downstairs system. Recommend doing a leak search to see where system is losing refrigerant. Emailed estimate over. Spoke with jerry and he would like to get a leak search on the schedule for downstairs unit.
Performed a service maintenance in Dallas checked bearings, filters, contactors, drain lines, attic insulation, and all electrical connections. Unit is working properly and recommended cleaning outdoor condenser.
Performed a plumbing inspection checking all stops, toilets, lavatories, hot water heater, drain and functionality of fixtures. Found that the hot side stop leaks when you shut off valve. Found that the stop for cold side handle is broken and hot side will not turn water off. Recommended replacing stops with new supply lines. Homeowner wanted to hold off on repairs.
Performed a three system maintenance checking cooling. Checked inside units, amp draws, blower capacitors and changed customer supplied filters on the upstairs and downstairs, also supplied filter for master system. Filter sizes are aprilaire 410, 20x25x4, 20x25x1. Checked drains and ductwork. Then checked outdoor units pressures, amp draws and capacitors. Found that the contactor for the upstairs was pitted and worn out, found that the capacitor for the downstairs unit was reading 16 out of 45, recommended replacing contactor and the capacitor. With approval replaced parts and tested equipment. System are now operating properly at this time.
