Upon arrival found hot water heater not working. Checked water heater and found that the bottom element wasn’t getting any power. Checked continuity through both top and bottom and it had continuity. Traced power back to top thermostat and thermostat wasn’t passing power to bottom element. Tried to drain water heater to check the bottom element but there was to much corrosion for water to drain out. Tighten drain valve but due to all the corrosion it’s not allowing the valve to close all the way. Ran hose from drain valve to put side for time being. Recommended new water heater, as far as repairs recommended replacing tstats and elements along with drain valve. Homeowner wants to see if her home warranty will make repairs.
