Upon arrival found that the system in the middle and back office of the L were not cooling properly. Checked middle unit first starting with the inside found the coil frozen up, checked 1in filter and saw that it hasn’t been changed since 2018. Filter was completely clogged, recommend changing filter. Capacitors and contactors checked out ok, turned system off so it can thaw out. Checked system in the back and found that it has been dripping water. Checked inside unit above tiler and found no emergency pan under unit, found return not properly sealed causing air handler to sweat on outer casing. Found filter clogged and hasn’t been changed since early last year. Checked outdoor unit on the roof and found that the capacitor has a burnt up terminal along with the wire going to the capacitor. Also found that there are some supply ducts going to vents that need to be properly sealed. Due to age and conditions that system is in recommend replacing unit. Upon arrival found that the cap
