Came out today for a no ac call. Upon arrival the tenant stated that the system is working at this time however when it gets really hot the system struggles. He also stated multiple technicians came out and reported a slow leak. Upon arrival the system was cooling. I powered the system down and removed the access panel. The evaporator coils are clean and there is no sign of any obstructions. The air filter is clean a washable 16x25x1. I re attached the access panels and powered the system backup. I called for ac and after a short 5 minute delay I observed the system starting. The temperature split is at a 20° differential. The condenser coils are completely clogged and the capacitor is rusted out. I called Tim with my findings and presented a solution. I received authorization from Tim to continue with repairs for the quoted price. I replaced the power storage device and cleaned the heat transfer system on the outdoor unit.
