Corey was fantastic and knowledgeable! We had trouble scheduling this visit, When we signed up for the service agreement last summer we were informed that we would be called to set up an inspection before winter - it has been months before our first service visit.
Called at 345pm. Had Jim (the Tech) on site by 445. Received call saying when he would be there. Went over all the pricing. Very friendly. Took over Survant account when they closed. New customer and was very impressed.

Cleaned and checked air conditioner. Checked drain. Checked voltage and amperage draw of motors. Tested capacitors. Checked Freon level: superheat: T+11. Checked filter. Testing basement pressure with new make up air vents installed: .003 inches water column. Compressor: 7.45A . Condenser fan: 0.7A . Blower: 3.6A. ambient: 88 . liquid line: 98 . suction line: 57. metering device: piston . Suction pressure:71(42) . Return air: 73.5 . supply air: 54.5 . wet bulb: 62. Cleaned condenser coil. Compressor is noisy. Freon level is slightly low. Superheat: target +11. Last year super he was target +5. System uses older type of Freon. Work suggested: filter cover. Recommend budgeting for new air conditioner. Lisa is scheduling a project manager.
Second floor system: I found system very low on Freon. Found evaporator coil oily and leaking Freon. Needs new evaporator coil. I charged up system for temporary cooling. Expect Freon to last a week or two. Work suggested: system uses old type of Freon. Recommend replacing air conditioner for second floor system. John C. to call customer.
HD spring maintenance! Added 1lb of r22 and filter replacement
Found high-pressure safety tripped. I reset safety. Condenser coil is in need of thorough flushing. dual capacitor weak: 24% low on the fan side. Also, condenser fan motor bearings have play in rear bearing. I replace the dual capacitor. Tested motor amp draw: .97 A. FLA: 1.1 A. I also found blower capacitor for furnace blower weak: 14% low. I adjusted oversized blower for proper temperature drop across oversized evaporator coil. Adj. SC. Wet bulb: 69. Temperature drop: 22. T: 17.5. Suction: 150. Superheat: 9. Sub cooling: 10. Work suggested: condenser fan motor may quit working. Replace condenser fan motor: $583. Replace blower capacitor: $113. Condenser coil cleaning: $122.
Replaced warranty evaporator coil! Good to go!
Spring maintenance for AC system!
I found flame sensor current weak. I removed and cleaned flame sensor. Tested operation. Flame current: 2.7 µA. Working well now.
Returned March 5, 2018: John’s notes: I arrived with a new scale separator. Wrong part. I happened to have the proper part on my truck. I replaced distributor tray. Also, I corrected the city and zip of the address.
