Found main level gym main electrical sdswitch sticking causing condenser to run constantly. Replaced switch and system is operating normal at this time.
No cool. Found system off on high pressure lockout. Dirty filter caused unit to go off on high pressure lockout in heating mode, customer realized unit wasnâ€™t working when he switched to cooling mode. Changed filter. Tested refrigerant pressures and they were good. Subcoooing at 6.5 degrees, manufacturer specs call for 5-7 degrees subcooling. Changed filter for other system as well. Signed customer up for one system maintenance plan for main system and performed cooling maintenance.System is cooling at this time.
Completed 2 system maintenance. Found outdoor units very dirty. Cleaned units. Pressures are good all electrical components working good. Systems have compressor savers but no surge protector. Indoor downstairs has no secondary water safety and failed capacitor. Replaced capacitor and installed inline float switch. Filters are good. Cleared drain lines. Systems cooling properly.
Performed cooling maintinence checked electrical, mechanical components, changed filter, dusted electrical cabinet, chemical washed unit. Recommend back up water safety switch, surge protection, start assist kit and pureairx for indoor air quality. System is cooling at this time.
Completed 2 system maintenance found both furnaces 20 years old with very dirty blower wheels and brittle ignitors. Upstairs has failing capacitor and downstairs has failing under motor. Furnaces need to be replaced for better efficiency. Neither has water safety and need float switches to protect house and furnace from water damage. Outdoor systems have good pressures and good electrical components. Having Garrett come give quote for new furnaces.
Arrived on site, found upstairs system not cooling because it was void of refrigerant. Offered to pressurize and leak test the system, customer would like a quote on replacement of equipment.
Replaced control board and system is cooling at this time. Office needs to reach out to collect payment.
Completed cooling maintenance on 2 systems. Replaced both filters. Washed condenser coil with coil cleaner. Amps and pressures are good. Added a start kit to the upstairs system. Found no other problems. Recommend air purifiers. Gave estimate, customer will read over a make decision.
Found System off on high pressure lockout. Reset and ran system. Pressures are good. System did shut off and go into a 5 minute delay. Ran system again without shutting down. Suspect faulty defrost board. Ran system in heat mode and it ran fine. Came to conclusion to leave system as is for now. Have pic of the condenser info. Customer will call back if problem comes back. We will need to order defrost board if they call back.
No cool main floor. Found 2 filters in system with one being clogged. Turned system on and system is cooling. While checking outside unit discovered upstairs system frozen up to the compressor. Checked upstairs filter and found it to be clogged. Systems 14 years old and need to be replaced soon but Nikki wants to wait on her husband next week before making any decisions. Attic unit does not have back up water safety recommend to add. Recommend blower wheel pull and clean both attic and basement blower wheels are dirty. Recommend pureairx found mold in system and to improve indoor air quality. Recommend surge protection on units. Recommendstart assist kit for outdoor units. Units are cooling at this time.
1 system cool pm. Cleaned outdoor coil and checked all components. All components outside are in good shape. Blower capacitor is weak and out of manufacture spec. Needs to be replaced. homeowner declined stating he will call us when it fails. Did not change filter as it is a media filter and it is spotless. System does not have a secondary water safety either. Also declined. System operation normal at this time
