Always a pleasure when Vu visits and checks my HVAC system. Vu came out to check the systems in my brand new Taylor Morrison home and found numerous things that needed repair which were still under warranty.
Reece arrived at my home shortly after I contacted him about a problem with my furnace. He diagnosed the problem and made the necessary repairs. Now I'm cozy warm again! I recommend this company and this serviceman.
Sign 1 CCI plan and complete cooling pm check. Find carrier tstat not operating properly and shorting out. Tstat not operating properly. Find system 20 year old operating with rusted evaporator coil, worn motor and weak capacitor for compressor. Compressor run stress with high amp. Give customer option to replace Tstat. Customer want to wait. Customer will call the office to pay.
Complete 2 new system tune up inspection special. Change both filter, 16x20x1 and 16x25x1. Check drain and find both Primary drain pan missing In-line water protection. Find upstairs system poor temperature due to low charge. Need to do leak search to check for leak and recharge system to manufacturer spec. Find downstairs system with 2 zone, both zone operating normal at this time. Find plastic bag inside Airhandler evaporator coil, remove for customer. Find Airhandler not level, system Airhandler need to be level for proper drainage. Downstairs heatpump low on charge. Need to recharge. Suggest to install inline water protection for primary drain pan, suggest starter kit for both outdoor system to improve start up and reduce load, and suggest surge protection for outdoor system. Sign up 2 CCI plan. Complete 2 cooling pm check.
Complete 1 system a/c repair and preventative maintenance check. Changed filter. Tested components. The system is cooling normally at this time.
Complete 1 system a/c repair and preventative maintenance check. Find system very dirty and lot of drywall dust, Find system have rat poops inside and outside of the system, rat got into the system from broken supply duct run. Find the filter very dirty. Find ac unit operating with stress compressor, high amp/worn condenser fan motor and pitted contactor. Need to remove rats out of crawlspace and system, repair duct run and need to insulate duct wrap from water damage. Need duct cleaning with a fogger to sanitize the duct system.
Complete 1 system a/c repair and preventative maintenance check. Find the cooling system operating but has worn/stress compressor. System fan motor operating with high amp and leaking oil. Need to keep a check. System operating at this time. Note: customer said some time house get to 72 degrees but house set for 77. Check both zones but did not detect problems.
Bad condensate pump, replaced under warranty.
Renew Comfort Club Membership and Complete 1 system repair and preventative maintenance check. Did not change the filter. Replace #35 water panel. Find furnace operating with manufacturer spec. Suggest apco air purifier to help improve air quality and prevent molding. System operating at this time.
Complete a/c repair and preventative maintenance check. Found 18 year old Carrier a/c unit operating with stress compressor, worn and using high level of power, evaporator coil in crawlspace and dirty, system operating at this time. Replace filter and install hard start kit.
1 system a/c repair and tune up complete. Changed 14x25x1 filter. Tested electrical components, all in good shape. Chemically washed condenser coil. Found system a bad txv not properly metering superheat, recommend repair. System is operating at this time.
No heat furnace repair call. Found clogged Beckett tubing. Cleared tubing. Changed Aprilaire 610 filter. Changed blower motor capacitor (5uf). Found water heater leaking, due to age and leak, recommend replacing the water heater. The system is heating at this time.
No heat. Check and find 3 year old carrier furnace operating normal. Find condensation pump full of water and tubing frozen clogged drain. Remove 3/8 tubing and replace condensation pump with new tubing and run drain to main house drain line to prevent freezing and wire up water safety. Repalce dirty and molded water panel #35. Replace dirty filter with AA810. Sign up 1 CCI plan and complete heating PM check. System operating at this time.
