Completed one system maintenance. Changed filter. Cleaned off outdoor unit. Capacitor is getting weak and needs to be replaced before causing irreparable damage to motors. Amps are good at this time. Pressures are good. Contactor is clean. All connections are tight. System has no compressor saver or surge protection for outside.
1 system ac tune up complete. Installed union on drain line and cleared line. Tested mechanical and electrical components. Found weak blower capacitor (7.5uf).Found evaporator coil to be very rusty and corroded. Found main electrical switch to have electrical pitting present. Coil was starting to freeze because of low refrigerant pressure. Due to age and condition of system, recommend upgrading system to a more reliable, more efficient system. System is cooling at this time.
Completed one system maintenance found system running properly. All upgrades working. All safety switches working blower is clean. Replaced 610 filter. Cleared drain line. Pressures good. All amp draws are in range all electrical components look good. Dehumidifier working good. System cooling at this time.

Two system cooling pm check complete. Changed filter. Cleared drain line. Added spray drain pan treatment into main level evaporator coil drain pan. Tested mechanical and electrical components. Found dirty blower wheel in main system, recommend blower wheel pull and clean. Chemically washed condenser coils. Recommend surge protection for air handler and mini split condenser. Tested indoor air quality and meter measured it to be poor, recommend pureairx air purifier. Installed pureairx. Installed surge protection for air handler and mini split condenser.Systems are cooling at this time.
Arrived on site to preform a one system tune up on a 2016 air handler and heat pump system. upstairs I changed the filter, checked the Uv system as well as amp draw and capacitance on the motor. Outside I checked refrigerant charge and all electrical connections. Checked all connections and took readings on amp draw and capacitance on both motors. Washed the coil. No issues present at this time
Completed cooling maintenance. Filter is clean. Amps and pressures are good. Capacitor in the condenser is running over the rated MF. Still within range. Let customer know this may need to be replaced next summer. UV bulb for the APCO should be replaced. APCO was installed in 2017 and itâ€™s the original bulb. System is cooling good at this time.

System has no hard start kit, recommend adding on to reduce load on compressor so it starts smoother, runs smoother and therefore lasts longer. System has no surge protection, recommend adding on to protect equipment from power surges. System is cooling at this time.
Discovered bad transformer in main level furnace which is 23 years old and needs to be replaced. Homeowner does not want to replace
Completed one system diagnostic. Found bad flame sensor not allowing furnace to stay on. Also found very dirty blower wheel that needs to be cleaned to achieve proper air flow. Capacitor for blower is weak as well. System has no water safety and no drain pan. Needs inline float switch to protect system and house from water damage. Thermostat is not working and needs to be replaced. Completed all repairs except float switch and signed customer up on maintenance plan.
Performed cooling maintenance. Checked electrical, mechanical components, dusted electrical cabinets, changed filters, filters supplied by customer, cleared drain lines installed union to pvc drain line on downstairs unit. Found both evaporator coils with rust and corrosion. Found downstairs evaporator coil to have Freon leak, low pressures.Due to age and condition of equipment, recommend upgrading systems to more reliable, more efficient systems. Customer just wants to recharge downstairs system for now. Customer is aware refrigerant will leak back out again, no guarantee on how long it will last. Recharged system with 2 lbs r22. Chemically washed condenser coils. Systems are cooling at this time.
Complete 1 system a/c repair and preventative maintenance check. The system is functioning properly at this time. Tested all electrical and mechanical components and all readings are within range. Found no surge protection, suggesting one for indoor and one for outdoor. Changed 16*25*1 filter.
Complete 3 system a/c repair and preventative maintenance check. Found all systems 13 years old running on r22 refrigerant. Pressures are good at this time. Informed customers of phase-out. Blowers on all systems are clean. Systems running with only drain pan float switch. Needs inline float switch to protect the furnace from water damage as well as the house. The customer had complaints about air transfer to the upstairs rooms. Vents need to be redistributed to allow for better air transfer. The outdoor unit for the main floor has a bad capacitor and needs to be replaced and the unit for the front part of upstairs needs a new contactor because of pitting. All other components are working well.
