Performed cooling maintenance checked electrical, mechanical components, dusted electrical cabinet, chemical washed unit, cleared drain line, changed filter. Found dirty blower wheel recommend to pull and clean. Recommend adding water safety to furnace to protect against water damage. Found sencondary motor controller weak in condenser recommend to replace. Found microbial growth in system recommend pureairx for indoor air quality kill mold, germs, virus, bacteria and volatile organic compounds. System is operating and cooling at this time.
No cool main outdoor unit not coming on. Discovered burnt compressor wire at main electrical switch. Repaired wire. Discovered systems emergency pan full of water tripping float switch. System has clogged drain line. Removed water and rebuilt drain line with ez clean ptrap. Checked pressures and they are good. System cooling at this time
Complete 3 cooling pm check. Change 3 filter, check drain and operations. Find upstairs ac unit operating with in manufacturer, find main level operating with manufacturer spec. Find basement Airhandler dirty and evaporator coil dirty and molded. Clean Airhandler and evaporator coil, add support to filter rack to help hold filter better, replace compressor capacitor, install hard start kit and recharge system to manufacturer spec. All 3 system operating at this time.
Completed diagnostic. Found breaker tripped. Reset breaker. Checked outdoor unit amps. Amps are good not exceeding breaker limits. Pressures are good to manufacturing spec. System is cooling at this time.
Estimate for new outdoor unit
No cool main level them has clogged filter drier inside the outdoor unit. To replace would require removing all refrigerant from the entire system and welding new drier in system. Discussed repair with Charles and he would like to discuss repairs with Tom before making a decision
Arrived on site to find upstairs evaporator coil frozen due to low refrigerant pressures. Recommend replacing equipment, having GARRETT come out for consultation.
Arrived on site to install warranty evaporator coil. System void of refrigerant on arrival. Cut out faulty coil, installed new coil and line dryer. Pressure tested with nitrogen and pulled vacuum to <500 microns to remove moisture from line. Charged unit with 6 lbs 15oz r410a per manufacturer. Adjusted charge per manufacturer spec. Unit is operating normally at this time
Completed diagnostic. Found 21 year old systems. Upstairs not cooling well. Has very dirty blower wheel which decreases airflow and puts extra strain on blower motor. System has no water safety attached so if drain line clogs it will over flow into attic and cause water damage to house. Outdoor unit has very low pressures. System is leaking. Capacitor outside is weak and contactor is putting meaning it is not getting a reliable connection when system turns on. Suggest replacing system due to age, efficiency, and cost of repairs. Customer wants to fill it with Freon for now.
Arrived on site. Complete 1 system a/c repair and preventative maintenance check. Found refrigerant pressures low. Checked evaporator coil and found a visible leak in one of the joints. Will need to replace under full warranty. Unit is not operating at this time
A/c repair call.Repaired and resealed supply plenum on the upstairs system. The homeowner needs all his ductwork redone in the fall. When the homeowner is ready for repairs need to schedule a comfort consultant to give an estimate.
Completed a/c repair call diagnostic. Found thermostat programmed for the furnace. Reprogrammed for the heat pump. System cooling. The 22-degree delta T between return and supply. Blower and coil clean. The system has no backup water safety.

The system is 15 years old has slight dust build-up on the blower wheel. Changed filter cleared drain line. The system has no backup water safety device. The run capacitor is a little weak. The outdoor unit has good pressures and good electrical components. Has no compressor saver or surge protection.
