Performed whole home plumbing inspection. Flushed water heater. Pulled and inspected anode rod which was replaced. Gave option to repipe the galvanized water lines.
AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation.

Installed Surge protector to prevent power surge and damage the electrical components. Installed diamond screen to prevent small animals from getting into the exhaust pipe and damaging the furnace. Office to set up an appointment with the homeowner for duct cleaning. Everything is paid in full.
Customer noted that their thermostat was not operating even after replacing the batteries. Installed fresh batteries to test and found that the thermostat was still dead in the water. Replaced with a brand new stat and set up accordingly and then proceeded to test operation. As of now everything is up and working properly.
Replace existing air conditioner with Daikin 13 SEER A/C
Customer explained water leaking from furnace when ac would run. Ran ac and found ice on refigerant lines. Removed and replaced dirty filter with clean one to ensure good airflow. Recommended we conduct a tune up to verify proper operation. Perfomed an AC precision tune up. Clean and tune up AC; cleaned condenser coil, checked all outdoor electrical components, tested indoor air flow, checked refrigerant levels, and tested overall AC operation. Found the system to be low on R22 refigerant. To get unit up and cooling properly, would have to charge with refigerant, add a leak seal to attempt at stopping refigerant leak, and install locking caps. Electrical components and outdoor unit showing age and are in need of replacement. Motor starter very burnt. Can cause poor electrical connections and lead to unit failure. Motor booster is testing out of manufacture rating and could also lead to unit failure. Customer did not want to make repairs today. Customer purchased new unit over the
Replaced Condensate Pump. Checked all PVC fittings for drain. Replaced water alarm.
Tested condensate pump multiple times and it drained correctly. I filled the Coil drain pan and it drained correctly. I ran the humidifier and noticed no leaks. I shortened the drain hose for the condensate pump so it was above the water in the water drain. I tested sub cooling and it was inside its passing parameters.I took the coil door off and checked and confirmed the drain pan was in the rails. I noticed the combustion air drain clamp was loose. Tightened it. The owner noticed the leak while cooling. I could not recreate the leak.

Upon inspection found that the wheel that moves the air throughout the house is dirty and it’s encouraged to get that cleaned to increase overall efficiency of the unit. Also found that the thermostat was causing homeowner issues and should think about replacement. Lastly due to construction of basement, changing the filter every 3 months is encouraged. All recommendations declined at this time.
