He did a great job, giving me alternatives for the repairs and checking to see if all plumbing was working properly when he completed the job. He even managed to drive through the snow, parking a distance away and having to wade through the snow back and forth to get equipment from his truck.

One more diagnostic measure will be taken by confirming that thermostat is properly wired up. This will confirm diagnostic and Zone valve will be replaced. February 16, 2023 – arrived on site to customers home and took thermostat off the wall to ensure that issue was with zone head for bathroom. Unwired zone head and found that N switch was shorted and valve was stuck shut. This is believed to be the reason why the pump failed due to constantly having a call for heat with no path for flow. provided and installed new zone head and re-pressurize system and tested for leaks. No leaks present. Bled air from system and wired zone head. Tested zone head by turning on and off thermostat multiple times to ensure proper function of zone head. Tested all thermostats and insured all zones were opening. Raise water heater temperature to approximately 115°F. System is now functioning as designed. Checked customer request for a new garbage disposal. Presented customer pricing to to install a new garbage disposal. After pricing was approved I laid down a rug to protect the customer’s floor from damage. I removed the existing under sink waste and basket strainer. Performed installation of the new garbage disposal and new under sink waste pipes. Performed leak test with the customer. I ran large quantities of water down the drain to test for leaks with the customer. The garbage disposal performed as designed and there were no leaks when last checked. Performed annual safety and maintenance inspection. Inspected all visible plumbing in the home, tested all faucets, toilets and tubs/showers, tightened all under sink drain piping and tested for leaks. Drained and flushed hot water heater, and Inspected crawlspace condition, water piping and drain condition. The home has multi turn angle stops located under every fixture. While none are leaking at this time, CPI recommends replacement of all multi turn valves. In the master bathroom, the shower handle leaks from the base of the handle while being used. In the crawlspace, water and drain piping is in good condition. The customer has a sump pump installed, which is working as designed. The hot water heater is a Bradford White 50 gal LP and is 9 years old. The water heater is working as designed. Customer also has a Carrier furnace that is over 20 years old. Presented pricing for replacement options. Customer requested estimates be emailed to him.

In the guest and master bathrooms, both lav faucets are leaking from the handle when turned on. The hot side lav faucet handle in the master bathroom was loose. Tightened nut beneath counter so the handle was secure. Faucet worked as designed after nut was tightened. The hot water heater is a Bradford White 50 gal nat gas and is approximately 9 years old. The water heater has a gate valve serving as the shut off valve, and the drain valve was leaking slightly during drain and flush. In the crawlspace, a belly was noticed in a section of 3” ABS pipe, and a small leak was present at a fittin

Bathroom sink was not draining properly. Provided estimate to attempt to clear bathroom sink drain and customer agreed to work. Removed trap under sink and used cable through drain clearing out blockage. Ran bathroom faucet verifying proper drainage and no leaks present. Load tested verifying proper drainage. Arrived on site and met with Mike. Explained that existing manabloc was leaking at the connection from the main water supply. Turned off main water shut off and removed existing manabloc connections. Removed mounting hardware from old viega manabloc assembly and installed new manabloc assembly in the same location. Reconnected all cold and hot water connections. Restored water to unit by turning on main water shut off valve. Restored water to each fixture by opening isolation valves on the manabloc. Tested for leaks. No leaks present. Arrived at the customer’s home. Spoke to the homeowner about how he is getting warm water going into his fridge, causing the ice to take a long time to freeze into cubes. After analyzing his current recirculation system I noticed that the grundfos manifold tee for his recirculation system was installed under the kitchen sink when it should have been installed at the furthest fixture from the hot water heater, which would be under the pedestal sink in his bathroom. I explained this to the homeowner. He explained that he wasn’t told that installing the manifold tee under the sink in his bathroom was an option at the time of installation. He also told me that he wasn’t offered a real hot water recirculation system at the time he was presented estimates. I provided him with an estimate to install a real hot water recirculation system on to his current system. I also provided him with an estimate to install an under-sink reverse osmosis system to filter the water coming to his kitchen sink.

Arrived at the customer’s home. I spoke to Susan about the rough in plumbing she wants done for her new tub shower. She also mentioned wanting the hot and cold water lines/drain line for her walk in shower in her bathroom cut and capped. I took measurements along with pictures of the tub she wants installed when the rough in plumbing is performed. Arrived on site. Spoke to Colin about the two issues he wanted taken care of. He showed me a 1/2” copper water line running to a hose bib that had developed a leak at a fitting. I provided him with an estimate to perform a leak repair on that line. He also showed me that his water heater cold side gate valve does not fully shut off. I provided him with an estimate to replace the gate valve with a ball valve. We shut water off to the home. I made the leak repair to the 1/2” copper line running tot the hose bib. Returned to replace leaking fitting in the wall behind the kitchen sink in unit 109. Opened up a section of drywall behind the drain pipes. Cut out section of abs and cracked fitting. Removed sludge build up from in cast iron fitting. Cut out long turn 90 from the kitchen sink drain pipe going into the wall. Placed mission band couplings on the cast iron fitting to the left of the removed cracked fitting, on the 1 1/2 “ abs line coming from the upper unit, and on the 1 1/2” drain line from the kitchen sink. Installed new long turn 90, and new sanitary tee. Tightened mission bands. Ran water at the kitchen sink and drop tested the kitchen sink while running water from the kitchen, shower, and lavatory faucet in upstairs unit 222. Checked for leaks on repair with none found. Customer stated leak under stove. Found water leaking in crawlspace on fitting going to ice maker. Provided estimate to install new ice maker box and customer agreed to work. Turned water off to building and removed soft copper line going to fridge. Installed new ice maker box behind fridge. Connected installed supply line from ice maker box to fridge. Installed shutoff valve after turning water back on determined this valve is for the garage and is not the main water valve. Verified no leaks present. Insulated water piping for ice maker line. Arrived at the customer’s property to a backed up kitchen line in unit 109 and a complaint of slow drains in the unit above. We ran fixtures in both units and determined the clog was isolated to the kitchen line. Behind the kitchen sink in unit 109 the carpet was wet and the base board was also damp. We began drain cleaning through the under sink waste piping and were able to clear the line at about 6 feet out. We then tested the drain which was now draining properly. We then opened up an 8x8 inch section of drywall to gain access to the waste piping behind the wall where the wet carpet was present. We exposed the drain piping and found a cracked abs sanitary tee. We ran water from unit 109 and from the unit above and did not see water leaking but after cleaning off the tee we noticed the crack. With the drains clogged and the pipes full of water the crack in the tee caused water to come out and leak in the wall and eventually onto the carpet. The tee is 2x 1 1/2” x 1 1/2 and needs re

Arrived on site to preform work proposed. Cut in to dry wall to expose the waste piping to the lavatory sink’s. Removed portion of piping as necessary. After a section of pipe was removed I found the waste pipe to be completely clogged. Drain cleaned and removed as much of the blockage as possible. Installed clean out and ran water. After running water for fifteen minutes inspected for leaks no leaks found. Preformed dump test on lavatory sinks at this time, both lavatory sinks are draining efficiently. Inspected outside clean out to ensure water was flowing. Searched for leaks again, no leaks found during search. Cleaned area and informed customer of work completed.
