We completed all of the items that we previously walked on the first day here. Turned the water off to the house and drain the water system. Next to the hot water heater there is a hole that was plugged going through the wood subfloor that accesses the crawlspace. We used that hole to run our half inch pex waterline. From in the garage I fed the half inch line through the whole while my apprentices were in the crawlspace pulling the pipe the length of the house all the way to the farthest hot water fixture and the guest bath. Then insulated the entire line and secured it to the floor joist all the way back to the hot water heater. Underneath the guest bathroom cut in a copper tee and pex adapter and attached the pex pipe to it. At the hot water heater assembled the isolation valves, recirc. pump and spring check valve with a boiler drain. 10/20/2020 Confirmed with customer mainline clean out outside of kitchen window needed itâ€™s 6 month maintenance cleaning. Used cable down outside clean out cutting through roots at approximately 45 feet. Used camera verifying root intrusion at 45 feet. Drain line is clear to main passed the root intrusion. Arrived onsite customer informed me that the bathroom zone was not warming up. On previous trip we had diagnosed a bad actuator. This was not a call back on the actuator I installed. Discovered that we were not getting much return heat in that zone. The circuit setter valve was 75-80% closed on the zone for the bathroom. Made adjustments to that circuit setter valve and opened it entirely. Return water temperatures were at 123 degrees and supply temperatures were at 133 degrees. Bathroom floor began heating up. Customer informed me of a broken zone valve, provided pricing to replace it customer signed off so I went ahead with the work. Tested the zones, closed out with customer. 10/19/2020 Confirmed customers kitchen sink was not draining but all other fixtures in the house are draining. Used cable through clean out under kitchen sink clearing out food blockage. Performed diagnostic on tankless waterheater Called tech support on hold for 1/2 hr they took down info and put me on hold Unit is beyond warranty Strongly recommend replacement as there is corrosion on top of tank gas valve may be defective and unit has never been cleaned (no service kit) Left option to replace tank As a courtesy removed metal obstruction in garbage disposal no warranty
Arrived onsite to perform annual safety and maintenance inspection. Began by kicking on the furnace and testing my inlet gas pressure which gave me a reading of 7.45. Tested my flame sensor and gave me a reading of 2.6 microfarads. Tested my blower and it was pulling 7.83A. Tested inducer was pulling 2.04A. Measured for my delta T and got an air temp differential of 45Â°. Changed out 20 x 20 x 4 filter. Tested for CO in the home found none. Ensured everything was working properly upon leaving. 10/12/2020 Utility sink for art room in the back of the building has been draining slow and has a sewer smell. Large blockage of paint brushes and paint inside of trap under sink. Used hydro jet to clear out paint buildup inside drain line. Utility sink drain is now clear and draining properly. Followed up drain cleaning with camera Verifying drain is clear. Walked job, gave pricing, took deposit
Arrived onsite cottage 210 did not have any heat. Provided pricing for a late fee and to run a diagnostic. Office approved the pricing, discovered that the blower motor was not operating. The hot water coil was warm no air was being blown across it. Tested the capacitor, itâ€™s rated for 5 mfd +/- 5% and it was not within that rating. Presented pricing to Michelle to replace capacitor. She approved so I performed the work. After replacing the capacitor the blower motor kicked on providing the cottage with heat. Checked amp draw on the blower it was pulling 3.5 amps and is rated for 2.7 maximum amps. Blower motor is over pulling on amps and needs to be replaced. Will provide pricing for replacement of the blower motor tomorrow. Cottage currently has heat. But the high amp draw on the blower may have caused the capacitor to fail prematurely. Customer has no heat in the bathroom zone. We need to do diagnostic work to determine the cause. Radiant systems are difficult and time consuming to diagnose do to a lack of load calculations and labeling which are not normally available. Customer approved the diagnostic. Confirmed that both pumps were drawing the correct amount of amps, boiler was operating as it should. Noticed a small leak on one of the manifolds addressed this with the customer. Removed and tested the zone actuator for the bathroom. With actuator removed the zone was heating properly, with actuator in place no heat was present on the pipes. Presented pricing to replace the customers actuator. Customer approved. Began work by removing existing actuator, unwiring it at the zone valve control, installed new actuator and rewired it up, Gave bathroom a call for heat and measured temperatures on the supply and return. Informed customer that it would take a long time for the bathroom to warm up considering the outside te
Customer request to check integrity of drain, where it goes. Gave option for diagnostic. Unable to give camera inspection due to size of drain. Ran super vee down to see if it would go through, super vee did make it through. I pulled the super vee back and then tested by hooking up a hose to the nearby water heat and running water down the drain, floor drain is draining properly. *Note there is no warranty or guarantee. Customer had all drains backing up into home. Was able to locate outlet baffle and main lid to septic. Outlet baffle screen is semi clogged but level is normal. Needed to dig back to inlet baffle access. Once uncovered found root intrusion and packed inlet baffle. Was able to hand clear and system drained. Customer reported that their drain field has failed and are planning for a new install. Suggest having septic pumped for time being and then complete replacement of system. Drain cleaning is not under warranty. Suggest bio maintenance and non cleaning products until work can be done.
