Grayson did an excellent job describing water heater options. There was a measurement problem, but Grayson took full responsibility and went above and beyond to make things right. I also appreciated having a polite, professional in my home. The final install looks outstanding and the water is so hot, I had to turn the temperature down. Excellent company that stands behind their employees.

technician will supply and install new flammable vapor sensor on clients Rheem power vent water heater. technician Taylor arrived at 8:00 a.m. Tuesday morning after procuring the replacement part. technician met with tenant who stated he was headed off to the dentist and granted access to the garage. technician shut off water heater and uninstalled fault y flammable vapor sensor. technician installed and rewired new flammable vapor sensor. technician reset water heater and insured there was no error codes. technician documented with photos and notes. technician contacted client to answer any questions and collect payment.
technician Taylor arrived on scene to investigate reports of water heater shutting down sporadically. technician found water heater to be a ream 50 gallon natural gas power vent manufactured in 2016. client encountered this problem approximately a year ago the gas control valve would flash seven times signaling a problem with the flammable vapor sensor. client had plumber back out then who showed them how to reset the sensor alarm. once reset the water heater would run fine for a while before triggering again. over the last few months it has happened more and more frequently and now it's a daily occurrence. technician inspected and believes problem to be the sensor itself has failed. a second possibility is that the gas control valve has failed. technician will supply proposals for repair or replacement. after speaking with client he agreed to go the route of attempting to replace the vapor sensor first. technician will reach out to parts house to get one ordered. Performed ac diagnostic split carrier system, checked all electrical connections ok at this time. Checked fuses, lastly checked refrigerant charge found r410a low charge. Would need to weigh in refrigerant to see how much it would be, 13.32 lbs so most likely just 2-3 lbs low. . Charge system and sign up on maintenance plan
Technician Taylor arrived on scene to investigate reports of a shower valve failure. Client stated that she has been using a guest bathroom shower that's normally not in use. Client stated that it was difficult to turn off the water she had to use both hands, and when she did she heard something break inside. Technician opened up face plate and found broken cartridge to be part of problem. Technician also inspected other shower components to ensure no issues. This proposal is to repair single handle shower cartridge Technician remove the existing Moen posi temp cartridge. Technician installed new posi temp cartridge. Technician tested to ensure proper operation and installation. Technician clean work area of all trash and debris and pulled off.
Performed annual ac maintenance on a Goodman split system, upflow garage side yard. Cleaned exterior of unit. Changed disposable filter 20-25-1. Ran furnace to warm house up to get more accurate numbers, cooler day. Visual inspection of system in garage found a air leak at the back to of unit, see pictures and video. Recommend sealing it. Someone cut the back half of the beauty plate off from the flue pipe going thru the drywall. This is just for looks. Refrigerant pressures low, see picture but a cool on and off rainy day, so we just need to keep watching refrigerant pressure to make sure no leaks. Dual capacitor new ok in range. Contactor pitting starting to burn, ok for now will keep an eye on it to see if it gets worse. All wires tight and no burnt or loose connections. Control board ok at this time Resigning back up for another year of maintenance and repaired air leak in supply plenum, removed old falling off tape, and then re taped and sealed plenum. This would be replacing the electrical whip and wiring from the disconnect to the unit. Replaced high voltage wiring, and tested system, system operational at this time. Called to collect could get thru to client. Left message to call and pay.
Technician Taylor arrived on scene to perform annual plumbing maintenance inspection. Technician spoke with clients about any issues they've been encountering and performed full inspection of home's plumbing system. Technician found water heater to be quite old and will supply proposal to replace.
Customer wants a new stainless steel undermount sink in the kitchen to be installed, new kitchen faucet. Two lavatory faucets in the hall bathroom, and new trims for the shower and tub valve. Provided options on all except the sink and valves, will be waiting for options from Ferguson. Emailed the estimates I have to the customer and he will contact us when he decides to get the work done.
Performed ac diagnostic, found system very very dirty. Canâ€™t get accurate refrigerant numbers itâ€™s so bad. Need to clean coils and then test for proper refrigerant charge Performed ac tune up per membership cleaned coils then tested system. Found system low charge. Need to charge system and recommend dying system with us dye so we can find leak when it goes low again. Add refrigerant and Dye to system to find leak if it goes low again. Charged system as best I could for cool raining day. System kept going into standby mode. But got refrigerant above freezing. Clients to call in if notice itâ€™s not cooling again. Also need to look into outdoor temp sensor that broke.
Performed annual ac tune up. Split system closet backyard. Found system in rough shape. Condenser coils very dirty gave system a water bath. Found high voltage whip to chewed thru, see pictures. Had to remove metal mesh from unit to service the unit. Electrical compartment full of debris. See pictures. Low voltage wire to condenser not attached correctly. Blew low voltage fuse at unit because wires were rubbing and not connected correctly. Refrigerant pressures ok for wet cooler day. Blower motor makes noise at start up, not over amping at 5is time needmtomkeep an eye on it. System was in pretty rough shape recommend replacing the electrical power whip to ac. See quote. Also system needs,regular maintenance if you want it to last.
Customer has a bad cast-iron Santee underneath hallway of home going over to hallway bathroom. The system is down in cast iron. This will require us to cut out the old cast-iron Santee where itâ€™s leaking and replace with new 2 inch ABS Santee. We will transition from cast iron to ABS using Husky bands.

Performed Ac diagnostic package unit roof. Found system low on refrigerant again. Client doesnâ€™t want to spend anymore money, client upset that after the system was charged last week now itâ€™s not working. Client wants there money back, I told them I would ask. But since they didnâ€™t do the recommended repair last visit not sure. The system is low on refrigerant again needs to be charged and dyed to find the leak in the system. System is blowing air just not cooling, lines freezing up. Went over options with client. They are going to get another company out for second opinion. Refrigerant pressures 24/259 r410a
Performed a.c. maintenance in fair oaks. Unit is a rheem package unit on side of house. Unit had a lot of debris in compressor compartment so I removed them. Washed coils down with hose to improve efficiency. Checked all electrical and is okay. Capacitor was changed in 2017 and is okay and in range. Checked blower motor and does not have alot of dust buildup on it. Duct work looks okay and in tact.
