I would love nothing but to hire your plumbing company to do the work.... however, $1,800 to hook up a $600 vanity is too expensive! Especially because we need to sell the house, not live there.

Found steam room boiler not functioning inspected system found problem is with probe control board. called tech-support due to issues with unit prob control board controls control boards in unit. unit should not have been operating at all tested system and found it to be caused by control board feeding voltage through but when high amp is pulled meaning multiple devices calling for power it is not able to supply power as needed. inspected probes found probes to be clean, inspected probe isolators completely full of calcium not draining water, inspected bottom of tank can visually see calcium buildup debris at bottom of tank almost as high as heating elements. recommend full system maintenance due to age of system being over 10 years old. recommend quarterly maintenance to be performed to inspect and check proper operation of system this will correspond with manufactures recommendation with the age of the system it is highly recommended to catch a small problem before it turns big th
Second time this week line has backed up. I had to make clean out accessible for service we cut out old cap to run sewer machine and camera unit shares a common line there was a large soft blockage from other unit could see it on camera we cleared it out and all test good . Condition of pipe is ok but it does have a lot of scale thatâ€™s causing restrictions in flow for solids. Toilets are working at this time.
Performed annual furnace maintenance on 14 yr carrier gas package unit ground. Tested heat at thermostat, system operating. Checked filter. Looks good. Went outside and opened up unit. Cleaned out burner compartment, lots of spider webs. Checked inducer capacitor should be 4. It has been replaced with a 5 at some point. Blower capacitor email@example.com just in range. Cleaned burners and flame sensor. Checked gas pressure, ok. System running good at this time. Blower motor has very tight tolerance / clearance to motor housing. 75@ return 120 at vent good temp rise.
Duct work will not pass inspection, must be added to job.
Performed a whole home plumbing inspection, all toilets could use a rebuild because all the parts are degrading. Hall bathroom needs a new shower valve, three handle valves are prone to cause leaking and need constant care. The laundry shut-offs are old and the left one is leaking at this time. The laundry sink faucet is leaking from multiple areas and needs to be replaced. The master bathroom pop-up does not work and there is numerous items clogged in the drain under the strainer. The laundry stand pipe for the drain should be updated to 2 inch pipe for a new washer, but you can drain into the wash basin to the left of the washer connections. Both shower heads are leaking and need to be replaced. Upon checking the water pressure in the home my gauge read 87 psi which is 17 psi over what your house pressure should be around, highly recommend a prv because this is an unsafe pressure level for the fixtures and the water lines in the home. Recommend to replace a small section of 3/4 copper. Replace a section of 3/4 copper pipe tying into the existing T and using one coupling. This is all exposed above ground horizontal repair only about 4 inches , left second est for another leak found under the house
Tub spout/diverter leaking and needs to be replaced. Will install new supply nipple through wall and attach new chrome plated tub spout/diverter. Removed old tub diverter to determine source of leak. Found copper nipple to have two nail holes and was covered with silicone to try to stop leak. Silicone did not prevent leak. Removed bad copper nipple and replaced. Also installed new tub diverter as old one no longer worked properly. Turned water on and tested for leaks and operation, no leaks at this time. Also removed trim plate on shower valve to ensure no other leaks. No leaks coming from shower at this time.
Performed furnace diagnostic, found furnace on at tstat but not running outside at the package unit. Removed panels to look for error code, found error code 23 or 32 itâ€™s a pressure switch error code. System had locked it self out. Reset unit, checked inducer capacitor 1@1 ok, checked motor is getting power, then tested system, system running at this time. Inspected pressure switch tubing ok for now. Tested system forcing it to turn off and on. System running for now. Something might have blocked tubing clear for now. If problem consists, might have to change pressure switch. Ran house temperature up from 69 to 72 degrees. Recommend resigning up for another year of maintenance. Resigned maintenance plan, and client at doctors office will call in credit card when she gets on 3pm today.
Customer wants a new pool heater and needs a gas lie ran to the unit, pool heater is 250,000 btuâ€™s. Sizing the gas for the 120 foot run needs the pipe to be 1 1/4 inches, discussed pricing with Chance and presented and emailed to the customer. Customer will get back to us when they decide what they want to do, two man all day job.
Main line water service to house has leak at front of house near the entrance to front door will have to demo out a section of concrete to expose water main. Type of material is suppose to be copper but unknown at this time. Rough patch on concrete only repair up to 2 feet any additional work needed once exposed will require additional payment.

Performed commercial heating maintenance Sacramento. Went thru system is a 11 yr split Goodman furnace in winery next door have to partially remove paneling to access furnace. Tested system running ok. Gas pressure good. Cleaned burners and flame sensor. Filter 14-30-1 looks good. Unit is oversized for space but works well. It heats up fast. Checked electrical connections all tight no burn marks at this time. Silver flex ducts.
Tub/shower mixing valve pulled away from wall and needs repairs to prevent water from getting behind wall. Need to cut access hole in wall surround to get to mixing valve for repairs. Will install smutty plate to cover hole in surround and reconnect trim kit. Soap tray is also coming detached from surround and is being held on by silicone and glue. Need to remove soap tray reattach and seal properly to prevent water getting behind surround. Was able to secure valve without having to cut shower wall. Have removed smith plate from quote total. Trim secured to wall properly, no more leaks. Also owner cartridge to stop drip. No more drip
Customer has a 40 gallon water heater that is leaking from the bottom, recommend a new water heater install. Presented multiple options for a new water heater install, customer denied service at this time.
