Found unit blowing fuses, found that outdoor defrost board, needs replaced. Pictures included. Estimate included jumped contactor so it will operate with thermostat call.
DCM2: AC complete, replaced 16x20x1 and 20x20x1 filters. Upstairs system is fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Main floor system is low 3-4lbs of R410A and blower wheel has dirt starting to build up, system is 11 years old and out warranty. Spoke with homeowners about issue and advised not to run system in AC due to the potential of the indoor coils freezing. Homeowner asked for estimates to be sent over and would reach out if they wanted an updated quote.
Completed main systems indoor evaporator cleaning and gym systems indoor evaporator coil/ blower wheel cleaning. Gym system- Cleaned indoor coils in place, removed blower wheel and cleaned, cleaned drain pan, and flushed drain line. Reinstalled blower wheel and tested system. System is operating properly, checked refrigerant pressures, pressures and temperatures are appropriate for indoor and outdoor weather conditions. Main system- cleaned indoor coils in place, cleaned drain pan and flushed drain line. Since system is vertical I vacuumed out return plenum to get water/debris that had fallen in from cleaning. Tested system, system is operating properly and refrigerant pressures/temperatures are appropriate for indoor and outdoor weather conditions. Photos attached.
Arrived to water leaking out of dehumidifier by storage unit 229. No water in safety pan. System is not draining properly due to the drain line being under negative pressure and not having a P-trap in the drain line. Comfort advisor has given quote to fix all 6 dehumidifiers, compass stated they would wait until the 1st of the year. Turned off all dehumidifiers to prevent water from leaking. Systems will not drain properly if turned on. Will need to have estimate sent back over.
Arrived to thermostat set to cool 60 reading 66. Manager informed me that they had issues with A/C and heat. Went to outdoor system and found the disconnect was in the off position. Turned disconnect to on and tested system. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. However was getting a low load on evaporator fault. Checked evaporator coils and found that they are dirty, system does not have a filter causing unfiltered air to pass through the system. Checked blower wheel and blower has light amount of dirt. Talked to manager she decided to do indoor coil cleaning and 2 system maintenance. DCM2: AC complete, installed 20x24x1 and 20x20x1 filters. Gym system is cooling at this time however indoor coils and blower wheel are both dirty causing indoor pressures to be lower than expected, system had a filter however it was the wrong size leaving about a 4in gap allowing unfiltered air to be cycled through the system. Completed 2 system Heat maintenance, furnaces operating properly at this time
Arrived to do maintenance, homeowner said he would need to reschedule due to him having to be somewhere. Told him the shop would reach out on Monday.
Replaced supply and return plenums. Installed 3 new EWC dampers. Replaced all flex lines from supply plenum to trunk lines. Did a retest on zoning for new dampers to ensure correct operations. Tested system operations.
2 system heat maintenance. Checked blowers, inducers, ignitors, all within manufacturer specs. Cleaned flame sensors, checked all water and heat safeties all working correctly. Scoped both exchangers no visible deterioration. Drains are clear, changed both filters. Both systems are operating correctly and efficiently up departure.
Finished Changing remaining filters on units #4,6,7,8 and 9.
Need to return to change filters on System 4,6,7,8 and 9 Systems 6-9 are fully functional. All components are operating within manufacturer specifications. Refrigerant pressures and temperatures are appropriate for indoor and outdoor conditions. Systems 2-14 do not have the ability to operate supplemental heat ( heat strips ). System are wired using 12 awg conductors with a 15 amp breaker in electrical room. Heat strips are not connected and should remain disconnected due to available conductor size.

DCM14: completed 10/14, replaced 18x21x1 filters in 1st and 3rd floors. Need to return to complete maintenance on systems 6-9. Heat strips are not energizing in emergency heat, need to get a senior tech to look at the heat strips on all systems. No issues found other than heat strips.

DCM14: completed 4/14. Need to return to replace filters and complete maintenance on remaining systems. Filter size- 18x21x1. Systems 5, 12, 13, and 14 are heating at this time tested refrigerant pressures in cool due to outdoor ambient being 70*, refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Thermostats were set to 1 heat stage not allowing the heat strips to energize programmed thermostat for aux heat. Will need to test heat strips when return. Set thermostats to 64* heat. Left early due to business closing for holiday.
