Completed cooling maintenance, replaced filters, all 8 units we did maintenance on today are operating properly at this time
Unit #9 outdoor unit has no cover and disconnect has no cover, pictures included. Unit #10 is low R22. Completed maintenance on 14 of 22 systems, problems are listed. Replaced filters, 13 of 14 units operating properly. There are several R22 units that need replaced including #10.

Today I arrive to a service call on thermostat blank and units not cooling. Both buildings needs thermostats and office will schedule for thermostat to be replaced.
Added cap to drain line for proper vacuum. Also installed float to drain pan.
Today installed 2 surge protector on both disconnect box’s. Everything operating fine.
Checked both drain lines in unit neither leaking. The employee and I found that roof is leaking.
Today I performed an ac maintenance unit are in manufacturing range with all specs. I offered surge protection for both units an explained to club member the weather we been having I advised club member to add surge protection to protect the unit. Office will follow up for availability
Replaced defrost board, cycled unit, operating properly at this time.
Installed RSH-50 VRM line voltage monitor and surge protector. Added electrical whip between disconnect and monitor. Set monitor to over voltage lockout 255, under voltage lockout 225, lockout at .1 seconds out of range and to 4mins of constant proper voltage to turn back on. Tested system and monitor both are operating as designed. Photos attached.
DCM1: AC complete, replaced 20x22x1 filter. System is fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Found there is no surge protector on the outdoor system. System has an inverter drive board, inverter drives are known to fail due voltage fluctuating below desired voltage. Talked to homeowner about adding a line voltage monitor and surge protector to protect outdoor components from voltage spikes, drops and etc. They decided to go ahead and get the line voltage monitor due to warranty expiring soon.
Found unit blowing fuses, found that outdoor defrost board, needs replaced. Pictures included. Estimate included jumped contactor so it will operate with thermostat call.
DCM2: AC complete, replaced 16x20x1 and 20x20x1 filters. Upstairs system is fully functional and operating within manufacturer specifications at this time. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Main floor system is low 3-4lbs of R410A and blower wheel has dirt starting to build up, system is 11 years old and out warranty. Spoke with homeowners about issue and advised not to run system in AC due to the potential of the indoor coils freezing. Homeowner asked for estimates to be sent over and would reach out if they wanted an updated quote.
Completed main systems indoor evaporator cleaning and gym systems indoor evaporator coil/ blower wheel cleaning. Gym system- Cleaned indoor coils in place, removed blower wheel and cleaned, cleaned drain pan, and flushed drain line. Reinstalled blower wheel and tested system. System is operating properly, checked refrigerant pressures, pressures and temperatures are appropriate for indoor and outdoor weather conditions. Main system- cleaned indoor coils in place, cleaned drain pan and flushed drain line. Since system is vertical I vacuumed out return plenum to get water/debris that had fallen in from cleaning. Tested system, system is operating properly and refrigerant pressures/temperatures are appropriate for indoor and outdoor weather conditions. Photos attached.
