Today I arrived at Julie and Kyle Slagle home with a frozen line set. I checked pressures after i seen the pressure and temperatures it was low on refrigerant. I check king valve was closed. I checked the TXV Metering device that was stuck to flu pipe. I added one pound of refrigerant to unit after unit was unfrozen. I spoke with Mrs Slagle about the TXV meter and office will reach out to Mrs Slagle about the warranty on the parts.
Today I arrived to clean blower wheel motor and evaporator coil as well. Everything is operating properly.
Today we arrived to Mr Dundon Property off a radio ad. We performed an ac maintenance on both units. Everything checked out to manufacture specifications. Pressure fluctuated because of weather. I also explained to Mr Dundon that his blower cleaning and evaporator coil needs to be cleaned to eliminate the dust he was concerned about. Everything else checked out to manufacture specifications.
Bad 40+5 dual capacitor. Customer said he will replace it himself
DCM1: AC complete, replaced 16x20x1 filter. System is fully functional and operating within manufacturer specifications at this time. Found dirt buildup on blower wheel, furnace is from 2005. Checked evaporator coils they are clean, coils are from 2021. Refrigerant pressures and temperatures are appropriate for indoor and outdoor weather conditions. Temp split 19. Talked to homeowner about cleaning blower because dirty blower can cause indoor coils to also become dirty. He decided to wait on cleaning blower wheel.
Completed 2 system cooling maintenance, replaced filters. Upstairs system is older, recommend replacing.
Performed a two system heating maintenance on two 2009 Gibson the ODT 60°Tested overall operation of equipment confirming the indoor equipment was operational.Once operation was Confimred began diagnostic on the indoor equipment the media filters were slightly used but not discolored or clogged the filter was not replaced on this visit. Blower motor was fully operational not showing any signs of being intermittent or dropping out.Capacitor was tested finding them to be out of specifications which is adding strain to blower motor along with if worsened can cause loss of functionality a quote has been provided to replace capacitors.Blower wheel was inspected finding it to be dirty when a blower wheel gets dirty it minimizes the efficiency of equipment along with places a strain on equipment and parts which shortens the lifespan of both a quote has been provided to clean blower wheel.Inspected indoor evaporator coil finding it to be dirty when a indoor evaporator coil gets dirty it minimi

Removed old evaporator coil and A/c for main floor/basement system. Installed new Rheem 4 ton evaporator coil and 3.5 ton A/c. Reconnected supply plenum, line set, and drain line. Installed new composite pad for outdoor unit. Tested system operations in cooling. Set refrigerant charge. Removed old evaporator coil and A/c for upstairs system. Installed new Rheem 3 ton evaporator coil and 3 ton A/c. Reconnected supply plenum, drain line and line set. Installed new composite pad for outdoor unit. Tested system operations in cooling. Set refrigerant charge.
2 system maintenance, cooling. Checked indoor blower motors both within spec. Drain lines are clear. Customer replaced their own filters. Cleaned outdoor condensors. After cleaning checked pressures both system on the verge of freezing up. See attached pictures. Have them set up with comfort specialist to return march 5th 130-230pm.
DCM2: heat complete, replaced (2) 16x25x1 filter’s recommended replacing more frequently to keep system and increase longevity. Both systems are fully functional and operating with in manufacturer specifications at this. Heat rise is appropriate and 0ppm of carbon monoxide in home. Maintenance checklist attached.
DCM1: A/C complete, replaced 1) 16x20x1. System is fully functional at this time, outdoor temperature is 50* making it difficult to get accurate charge readings due to this we will wave service call with repair if it is charge/refrigerant related. Maintenance checklist attached.
DCM 1 :Service 1 of 2 Heat, Changed 16x20x1, Performed Heating Maintenance per checklist, system is running at this time but furnace is showing wear and tear, and has had water leaking in the past system does has multiple safeties but it is concerning, due to age and condition it is recommended to consider replacing and upgrading system and adding a aux. pan under the entire furnace.
