On arrival homeowner wanted a heat tune up on both of the a/c systems. I inspected both the upstairs and downstairs furnaces as well as tested operations on both. The blower amperage was on spec, the inducer motor was on spec, transformer was on spec. I cleaned and tightened all connections on the boards as well as the high voltage. After preforming a heating tune up I found no faults on either of the systems. The furnace on both the upstairs and the downstairs are working properly at this time.

I discovered that the store capacitor on the condenser had ruptured. I installed a new OEM start capacitor and tested operations of system. After repairs everything is working properly to manufacture specs. Customer will be calling on Monday for accessories to install on his Ac system.

Customer had an older 50 gallon water heater in the attic that had a cracked tank, we removed and hauled off the old tank and install3d a new 50 gallon tall Rheem water heater. We installed a new owner supplied scale RX, new supply lines, gas flex and sediment trap, shut off valve and emergency pan. We turned the system on and tested the entire heater and found no issues at this time.

Customer had us out to replace their old water heater. We got there and drained the tank and removed it. We then installed the new water heater along with new water supply lines, new gas supply, a sediment trap, new t&p valve, new pan, and a new emergency water shutoff valve. We then turned the water on and inspect for leaks, which none were found. We turned the gas on and lit the water heater with no issues and set the temperature to the manufacture recommendation. I shed the customer everything we did and how to change the temperature if it is needed. Everything is working properly at this time. I found no further issues at this time.

On arrival customer stated the master bedroom system and upstairs system was not cooling correctly. The upstairs system was low on R22 refrigerant, homeowner requested top off that system. I charged system with R22 refrigerant 3lbs and tested operations everything is working properly at this time. The master bedroom system was extremely low on refrigerant and homeowner requested a leak search on system. I discovered a pin whole leak inside the evaporator coil towards the backside & also a leak on the condenser front bottom of the condenser coil. Customer request quotes on master bedroom ac only and heat pump ac only quotes.

Non covered cost associated with replacement compressor through the home warranty. Work completed 9/8/21 Recovered refrigerant. Replaced existing compressor with new compressor and replaced filter drier. Also replaced capacitor and disconnect. Leak tested, pulled vacuum and charged refrigerant back into system.

Customer had complaints of a leak from the attic, what I found was a 3/4” cpvc 90 had a pinhole and it was misting into the attic. First American covered the repair. At the same time, we discovered the shut off valve to the water heater would not completely shut off, we decided to replace both shut off valves. I replaced the tee leading the cold water to both shut offs, both shut off valves and one supply line on the cold inlet for the left side water heater. After testing the system, we found no other issues at this time.

On arrival homeowner was concerned about the T-stat not reaching set temp. I checked charge on the condenser and discovered that the downstairs system was low on refrigerant. I topped off the system, and checked split. The system is working properly at this time.

I discovered the condenser fan motor had seized up. I installed new condenser fan motor with oem start capacitor for the fan motor. I tested operations of air conditioning system everything is working properly at this time.

Customer had me come out on an emergency call that was their upstairs sink was continuously filling up and near overflowing. I got there and found the ac condensates are tied into that sink. I used a small cable to try to clear the algae from inside the pipe but was unsuccessful, I then tried the air snake but was still unsuccessful, my last resort was to go into the attic and cut the vent for the bathroom and run my big sewer machine down to try to clear it, this time I succeeded and I ran the water in the sink for approximately 10 minutes and it was fine. I found no further issues at this time.

I evaluated why the system was not cooling. I discovered the system is extremely low on r22 refrigerant. I performed leak search and found evaporator coil is leaking in multiple different places. The system is also pasted its life expectancy and the refrigerant is out dated and no longer being manufactured. I recommended upgrading system at this time. We returned that Thursday and Install a new Goodman 4-Ton Variable Speed 20SEER Complete system. 10 Year Labor Limited Warranty, 10 Year Manufacture Limited Parts Warranty, 12 Years Limited Compressor Warranty, 10 Year Limited Coil Manufacture Warranty.

On arrival I inspected the condenser charged for the downstairs a/c system and found it to be low on charge causing the condenser to freeze. The Homeowner wanted a quote on a new evaporator coil and to have his current a/c system charged. I charged the system to correct pressure and system is now cooling properly.

Customer had the upstairs tub drain not closing the stopper at all. I removed and replaced with a new drain assembly and found no other issues at this time.
