Performed maintenance on 2 systems. Discovered on maintenance of downstairs system, found system low on Freon with a fouled condenser coil, & dual start capacitor has failed. Upstairs system findings on inspection / maintenance. Discovered dual start capacitor has failed, low on R22 freon, also has a fouled condenser coil. With a fouled condenser coil it will cause high pressures inside the system and will leak due to the high pressures of the refrigerant. The condenser coil being fouled, reducing systems ability to effectively dissipate the absorb heat from inside the home. The failed start capacitor will cause extensive damages to the condenser fan motor & compressor windings by not having current voltage. The will cause irreversible damages to windings. The evaporator coils are R22 only, need to update coil to R410A coil in order to replace the condenser units.
