On arrival Client on commercial building stated the 3rd ac was not cooling properly. I access roof top package unit and discovered the unit was iced up solid. We will have to return to perform a leak search to determine where the leak is inside the package unit. Ones located we will have to repair the leak and recharge the system with refrigerant. I installed new ECM blower motor and blower surge protector. I tested operations and system is working properly at this time.
We performed a one system tune up. Tested operations, mechanicals, refrigerant levels and made sure system was working to manufacture specs. We did discovered the contactor on the condenser is pitted & sticking. I recommend replacing the bad contactor.
I discovered downstairs system was slightly low on refrigerant. I installed leak stop and dye, if it leaks out we can locate the leak. I charged system with R410a refrigerant to manufacture specs and tested operations everything is working properly at this time.
I performed two system ac tune up, one downstairs and one upstairs. I performed condenser flush / cleaning of condenser coils only. I evaluated both systems, tested refrigerant levels and tested electrical components. Upstairs System- Everything is working to manufacture specs at this time. The system is showing signs of wear and tear over the years. The system is also past its life expectancy. I would think about upgrading this system before it goes. Downstairs system- The electrical components all tested good. But the refrigerant levels are way off. I diagnosed that the condenser coils are going out along with the evaporator coil is showing signs of restriction. This system is past its life expectancy. At this time I would Consider upgrading the system to ensure cooling and heating operations without failure. Please call office if you would like a quote on upgrading system.
Customer had 2 issues. The first is the garbage disposal not working. The unit is not jammed and when I turned on the power to the unit nothing happened. I used my voltage tester to make sure it was getting power, which it is. And the reset button is not popped out. The motor in the unit has burned out and the only solution is to replace the unit. The other issue is her water heater not heating. This gas control valve is working but the pilot will not stay lit, the problem is likely with the thermal coupling. I gave the customer an estimate to replace just the thermal coupling, and a separate estimate to replace the heater and bring it up to code. She chose to try just the thermal coupling. So I installed it and it lit right up with no issue. Because of the age of the heater I made sure to let the customer know this is just a bandaid and we cant guarantee the heater will continue working. I cycled the heater and it lit up every time. Non covered cost associated with replacement coil through the home warranty. 5/20/21- Installed warranty company supplied Goodman evaporator coil. Performed modifications, installed drain pan and float switch, added freon and pulled vacuum. System is working properly at this time. Installation comes with 5 year parts warranty and 90 day labor warranty.
Customer had a tub and toilet they wanted replaced. We got there and removed the old tub by cutting it in pieces. We also then removed the old toilet. We brought in and set into place the new tub, installed the drain and overflow for it, and then we noticed the customer had bought a new shower valve. We installed that, installed the toilet, turned the water on and tested for leaks, which none were found. We will need to return to install the tub spout once tile is put in. I found no further issues at this time.
Customer has a tub and toilet they want to replace. They are in the secondary bathroom. I walked the customer through what we would be doing and I left an estimate to install the customer supplied tub and toilet. I also told them we would haul away the old tub and toilet.

Homeowner stated his sprinkler system busted. Customer wanted it capped off only. So I capped 1†main line going to sprinkler system and restored water to home.

Customer had water dripping behind the toilet in the front guest bathroom. We got there and saw it was dripping from 2 places, the nut that holds the fill valve to the tank and from the angle stop. We tightened both places and there was no more drip. We found no further issues at this time.
