Came out to perform preventative maintenance on Heat Pump for customer. Discussed with customer about maintenance being provided today, filters, and any issues. Customer needed filters changed and the AC service. Changed filters out for customer. Checked the blower assembly, motor, evaporator coil, drain and overall condition of equipment in closet. Washed the condenser coil thoroughly. Checked compressor, fan motor, contactor, capacitor, amps, temperatures and pressures of Heat Pump in cooling mode. System was performing at 8 degrees of subcooling. Unit is cooling properly within manufacturing specs at this time. Made customer aware of an issue with a part of their soffit vent area coming apart, and also recommended more ventilation for the attic.
