Came out to perform preventative maintenance on furnace. Spoke with tenant about maintenance being provided, filters, and any issues. They already took care of the filters and said the system is working fine. I inspected the blower assembly, motor, electrical components, heating components, evaporator coil, heat exchanger and overall condition of system. Cleaned flame sensor and dust off burners and components. Checked system operation, amps, temperatures and gas pressure. Found blower motor to have oil residue and running close to max amps, blower assembly getting pretty dirty, ignitor is reading over ohm limit and the inducer motor chamber has a crack in it. Informed landlord about all the things that I found, the age of the system and discussed repairs vs replacement. Customer wants to look over his options first before making any decisions. Unit is operating to the best of it’s ability at this time.
