—Performed CMA Inspection on 2 Gas Package Systems and 2 Wall Mount Package Heat Pumps. -Gas Package 1 - 2012 Goodman: Main (Right) Building: No obtainable reading from outdoor fan motor side of dual run capacitor. Recommend installing 5 mfd capacitor for outdoor fan motor. Provided estimate for capacitor. Compressor failed megohm test at last maintenance. This indicates that insulation on motor winding has deteriorated and that the compressor may be due for failure. Due to age of system and likelihood of compressor failure, replacement of system should be considered. -Wall Mount 1 - 2009 Bard 2 Ton Package Heat Pump: Classroom Building, Left Side from Front: Compressor failed megohm test at last maintenance. This indicates that insulation on motor winding has deteriorated and that the compressor may be due for failure. Due to age of system and likelihood of compressor failure, replacement of system should be considered. -All systems operating at this time. Wall Unit 1 and Gas Pack

- Tech encountered a variety of challenges upon arrival. Found condenser fan rotating backwards due to incorrect capacitor wiring. - System continuously shuts off due to low pressure cutout and began rapidly energizing and de-energizing the contactor. Possibly a bad low pressure switch or defrost control board. - Confirmed air flow and proper blower rotation and speed. Ran system in cooling mode with no issues. Inspected outdoor TXV and found a micro leak in the equalizer tube running to the bulb. This leak is causing the TXV to remain shut and create a restriction when in heat mode. Customer did not approve any repairs at this time. Customer stated that they will perform all the repairs necessary. Tech recommended flowing nitrogen when brazing due to the small ice of the equalizer tube. Recommended replacing defrost control and low pressure switch. Tech did not perform any repairs during this visit.

Tech adjusted/checked the gas pressures for system #2 and assured that the system was converted to LP. Inlet pressure was set to correct 13-14inWc and outlet pressures was set to manufacturer specs as well. Loud rattling noise was heard from a loose screw not secured all the way near the burner shield plates, noise was controlled after securing the shields. Tech tested heat and allowed the system to burn off the oils of the heat exchanger for 15 minutes. Tech also educated the customer about thermostat operation. Tech notified the customer that the LP tank is getting low. Install warranty.

Performed ESA, homeowner informed tech that there was a “wet clothing” coming from return but went away. Tech informed homeowner of “dirty sock syndrome” and stated that could possibly be the culprit. Tech deeper cleaned coil with coil cleaner and informed homeowner that if smell arises again to give us a call. Tech also installed a hard start kit to help combat high start run amps and to protect the compressor. System is cleaned and serviced.

Tech preformed CMA FULL SERVICE on 2 Gas Package Units and 2 Wall Mount Heat Pumps. Tech noticed that Gas Pack #1 was documented in January of 2024 to have failed control board. During the inspection tech found that board had been replaced by another HVAC Contractor and System was back up and operational. Tech did find that the compressor did fail megohm test. This indicates the insulation around windings is damaged or gone, this causes compressor to be highly subjected to future failure. Due to age of system, Tech recommends replacing. Also During inspection tech found Gas Pack #2 not operating. Tech found thermostat indicating system was operating but system was not. Tech found no voltage at thermostat. Thermostat was operating on battery backup. With further investigation tech found system had insufficient power at unit. Tech found only one leg of 3 Phase power to have only 178v, while the over 2 legs had none. Tech checked fuses in disconnect and found them to have continuity. Tech

When it was time for payment customer found his account had been hacked. Customer is going to go to bank take out the cash from savings account then meet technician around the area.

Tech replaced 14*20 filter. Did not have 14*30 or 12*12 filter. Tech inspected system per ESA. Found manifold pressure very low for propane at 4.5” WC. Joy confirmed 125 oriface is correct for propane. Gas valve adjustment is front seated and pressure is too low. Tech attempted to remove and adjust gas valve spring, but plastic set screw is stuck in valve. Tech was able to adjust high and low stage propane regulators to get inlet gas pressure from 6” WC up to 12.6” WC into gas valve, but even with gas valve adjustment front seated, manifold pressure will not rise above 4.5” WC to burners. System is heating, but tech recommends ordering LP conversion kit including propane spring and gas valve to ensure system gets correct propane pressure to burners. Need to check on conversion kit and call to quote price. There is no disconnect next to unit. Unit is straight wired behind panel next to unit. Tech turned off 50 amp breaker in laundry room to service gas pack. This is a safety hazard. T

Upon arrival customer stated LP tank had recently ran out and it was just refilled. Tech found gas pack in an ignition lockout. Tech reset system and cycled ignition to clear air out of gas lines. System lit after a few tries, tech found no further challenges. System is back up and heating. Collected $96.41 by card.

Upon arrival tech found Vision Pro 8000 thermostat blank at Goodman gas pack system. Tech found 0v at thermostat, low voltage fuse not blown at unit. Transformer is supplying 24v, 24v at plug at ignition control board. However, board is not turning on. Diagnosed failed ignition control board. System is over 10 years old, informed field supervisor. Customer stated both thermostats for wall mounted heat pumps were not turning systems on. Upon inspection tech found both thermostats on and calling for heat, one wall mounted heat pump was running properly. However, tech found failed blower motor on other wall mounted heat pump. Dual shaft motor, motor information on file and in photos. Office will send proposal with motor repair price for blower motor replacement. Tech left power off to gas pack as well as failed wall mounted heat pump. Informed staff on site. Billing out for service call fee.

Tech removed program from thermostat Homeowner is happier with existing thermostat and wants us to come out next year to repair ductwork under the house Due to budget homeowner may want us to come out and pay us by the hour and see how much can get done in one or two hours. Amp draws, compressor and blower motor checked out good. Condenser fan motor was stated by previous tech that it was pulling high amps. Motor is currently pulling 1.0 out of 1.12 amps. System is heating and cooling properly, aux heat is operating properly as well. Provided the homeowner with indoor air quality pamphlets.
