Running approximately 20 minutes late. Office called and informed me that was case. Josh was very pleasant and explained service call and answered my questions. He also assisted me in turning a water filter that I was not strong enough to turn. He went above what was required and really was an example of good service.
I realized issue with AC late in evening, Called next morning for service, and repairman was at house by 2pm. I was called prior to arrival so I knew when to expect the service person. Service person was courteous, answered all my questions, and had repair completed in approximately an hour. Great service.
Arrived on time. Explained everything in detail. Wore shoe covers inside. Offered to assist me in bringing a very large box inside that had been delivered. I appreciate this courteous gesture so much. Mr Thomas was courteous throughout service call.

Found a broken pipe hit by lawnmower in yard. Customer requested I cap the line underground so line could not get hit again.
Ran drum snake three times to clear line Drainer fast but still gurgled to go down so crawl under house found abs drain line to be back grade replaced drain line everything working great
Pull toilet wax ring was also gone and toilet supply line was also leaking For sewer smell advise keep water in p traps even if sink aren’t be used just put some water in there ever few days For septic poor drainage is due to septic location when it rains it get cover in water not let the septic operate as it should. Was give CEO number to call to get payment no answer

Upon arrival tech recovered 5lbs and 12.7oz of R410A Freon out of system. Performed a nitrogen pressure test at 380psi for approximately 20 mins and then again at 430psi for approximately 90mins. Both test had no drop in pressure during the test. After speaking with the office tech pulled vacuum on system and added leak freeze product to seal any potential pin hole leaks and recharged system with 9lbs and 12.4oz of R310A. System is back operational at this time but did inform tenant to keep an eye of system.
Replace leaking hose bib and 1/2 in pipe
- Tech found dirty air filter upon arrival and replaced for testing. Found signs of low refrigerant charge based on high superheat and low delta T. - Confirmed clean evaporator coil and unrestricted ducts. - Tech performed an extensive leak search in indoor and outdoor unit with no hard evidence of a leak site. Tech removed outdoor fan from circuit and ran compressor to increase pressure and expand any leaks. Operated system in heat mode to heat the indoor coil and expand any potential leaks and identified no leaks in the system at this time. - Advised customer of two options: (1) Recover existing refrigerant and pressurize with nitrogen to identify and pin point the leak location. (2) Recharge system with current existing charge (approximately 2lbs R410A) and introduce a leak freeze product to seal the leak, but would not guarantee a long term resolution. Customer opted to delay any repairs at this time and will contact office with decision. Customer inquired of potential leak at ind

Drained the tank down and found that the drainage system is not working properly for the leach lines. Customer has called exacta company to fix the leach lines and drainage system.
Found a lift station behind the house that apartment drains into. The lift station pump is rotted completely and needs a new grinder lift pump so the apartment can be functional
Upon arrival tech was informed upstairs system was not cooling. Inspected system and found evaporator coil frozen and parts of the suction line outside frozen. Tech defrosted coil and began furthing inspecting. Found the filter in the system extremely dirty and blower was set to low. Replaced filter and increased fan speed. Homeowner stated a previous company had come out and found a leak at a schrader valve, tech could not find any leaks but system was still low on Freon. Added 2lbs of R410A. System is back operational at this time.
