Performed an inspection on 86 rooftop exhaust fans, checked belts, tightened loose belts, changed filters on 19 Lennox gas package units, Carrier package unit, checked gas furnaces. Cleaned filter is guard house. Found RTU #3 bare wires on capacitor RTU #4 spark ignition fails RTU #5 spark ignition fails, RTU #9 low R410 alert on control panel, RTU #14 induced fan motor fails to run, RTU #17 variable speed blower motor fails to run.

Tech replaced failed thermostat for back left heater in truck maintenance bay (GUH TMF1). Tested heater with new thermostat with no challenges. Heater turned on and shut off correctly. Tech billed for thermostat replacement. Staff reported GUH TM4 back right heater running continuously even with thermostat off. Tech hears inducer running constantly. Burners are not lit. Fan motor is not running. Last visit, tech cleared pressure switch to get system heating. This time, ignition control board has a rapid flash for call for heat present, but only inducer is running. Confirmed there is no call for heat from thermostat. Inducer is still running with led giving rapid flash for heating call present. There is no 24 volts on either side of pressure switch. Cycled power at light switch. Inducer starts any time heater has power. Tech removed and ohmed heat exchanger high limit. No challenges with limit switch. It is closed. Removed burner door by disassembling fresh air intake. There is no roll

Robert Miller 980-285-4029 Staff reports: Far left bay not heating at all. Both front and back heaters are inconsistently heating or not. Back right corner is making a whining sound and not kicking on. Front right corner not kicking on. On arrival: Front right corner is heating. Back right corner, inducer is constantly running. Front left sounds like it is heating. Back left is heating. Tech started with the back right. GUH- TM4. Inducer was running constantly without lighting. Ignition control had 3 flash for pressure switch. Tech pulled and blew through rubber hose. Replaced AA batteries in thermostat. System lit without challenges. Cycled several times without issues. System is back heating. Front right heater GUH- TMF5 was heating on arrival. Tech replaced AA batteries in thermostat. Cycled heat on and off several times. No challenges found. Tech did not hear whining noise. Front left GUH TMF2 was heating on arrival. Thermostat is mechanical. Takes no batteries. Cycled hea

Tech performed CMA full service on 8 split systems, one dehumidifier and one package unit. Upon inspection tech found multiple capacitors reading below recommended capacity or otherwise damaged and has attached estimates for each. Tech also found the TXV sensing bulb for air handler #8 detached from the suction line. Tech reattached the bulb. Tech has attached system performance reports to this invoice.

Rode with Caleb on golf cart getting a headcount for exhaust fans. His last day is Friday. Will be working with new contact past this week. Need to quote for two techs to replace 30 A48 belts with 4 spares. 15 exhaust fans need belts. With spares 34 total. Cost to return with two techs and replace the belts is $6994.05. EF 30 tested good. Belts are in good condition. Started without squeal and ran normally. Caleb removed lock. EF 22 is down and tagged “bad bearings”. Motor is a gold replacement motor and seems to run normally. Belts have been taken off before and left off. Tech confirmed large wobble in bearings. Need to quote replacement of both bearings for fan shaft. Needs two techs. See pictures. Please provide quote. EF 85 is locked out. Labeled “waiting on motor”. Caleb can’t find the disconnect key. Motor is a golden housing replacement motor. We may have already replaced motor and just need to test it. Please check service history for EF85. Five more exhaust fans are getti

Upon arrival customer showed tech system but stated they have not had any issues with system, customer stated they would like to have maintenance performed. Tech tested system in heat and cool mode at thermostat for heat pump split system to assure proper operation and found no challenges. We will need to contact customer and give options on a maintenance agreement. One heat pump split and two gas heaters in total at this location. Contact number is 919-292-4733.
