Tech performed maintenance per service agreement. Tech found 45 mfd capacitor for compressor testing at 42.8 mfd when minimum threshold is 42.7 mfd. Tech informed homeowners that it’s still within threshold but it is close. Tech also found contacted showing wear with contacts getting darker. Tech has attached estimates in case homeowners wanted to repair before problems occur. Tech broke air filter vent during service. Vent size is a 20x20. Tech has talked to office and informed homeowners that we will replace it. Homeowners would like to schedule for either next Monday or Tuesday. Homeowners would like to be called in the morning. System is operating properly at this time.

Upon arrival tech found 50 amp a/c breaker tripped and system out on low pressure. Tech found that compressor wires had rubbed through suction line causing a leak and also caused a short tripping the breaker. Tech informed customer of findings and began repair after customer approved. Tech purged system with nitrogen and brazed hole while flowing nitrogen. Tech then pressure tested system at 300 PSI for 30 minutes, system passed test. Tech evacuated system down to 500 microns. After decay test tech weighed in 8lbs 3oz of R410A per data sticker. 50 amp breaker would not reset and had failed, system calls for minimum of 29 to maximum of 45 amp breaker. Tech replaced with a 40 amp breaker after customer approval. Tech reset system and monitored operation, system is back up and heating. Tech collected $2,038.23 by card for repairs.

Upon arrival tech was informed of standing water on the floor beside the furnace in the garage and that the condensing unit was unlevel. Tech noticed water coming down the side of the furnace where the inducer draft drain connection is. Cut out the old female adapter and installed a new one and added Teflon tape to the threaded connections. Tech also added more dirt under pad to get the condenser level.

Tech performed ESA, tech found excessive bacteria and dust/debris in unit, tech recommends addition of plasma to system to help issues in future. Tech found no other issues at todays visit. System is back on and operating properly at this time. Homeowner is on cruise, sent email with estimate. Customer has washable filters.

Tech did not have 20x25 filter at this time. Tech informed homeowner today is time to renew maintenance plan. Homeowner is going to discuss with husband and will call in when decision is made. Esa plan 318.12.

Tech performed ESA on 1 system. Upon arrival, homeowner mother showed tech condensate around bottom of system. Tech cleared all 4 drain lines and believed that solved the problem. There were a small amount of debris in the lines. Tech noticed insulation on evaporator coil, tech removed insulation and inspected all of duct system but saw no visible damage. Tech used shop vac to suck abundance of leaves out of condenser, condenser was about 2 inches off level, tech used shovel and cinderblock to level out system, not perfectly level but about 1/2 inch off, next tech may have to adjust, ground condenser is sitting on is very damp, system may continue to sink, will probably have to keep adjusting. Tech found no other problems with system, system operating properly upon departure. Tech informed homeowners mom that if son has any questions to call office and the office may be able to assist him. Homeowners mom said he should renew but is at work and he handles it but will not answer phone wh
