Excellent service

Very professional! Got a call to let me know that the technician was on his way. When he arrived he did a thorough inspection of the air conditioning unit and then shared his findings and recommendations to fix the problem. I appreciated that he gave me a recap of his work and that he cleaned up after himself and wore shoe covers the entire time he was in the house. Super impressed with the customer service and quality of work!

Technician found compressor over amping rating for 25 rla it was 33 amp. Grinding noise in compressor internally. Technician suspects compressor is failing and shutting down due to internal overload. Due to age technician recommended replacing system. Will require 2 techs if repairs are made due to being in 10 ft ceiling.

Tech found unit #7 had clogged drain line, low on refrigerant and leaking through ceiling. Tech cleared drain and water out of secondary pan, got refrigerant pressures up to spec. Tech found bottom of air handler had condensation dripping onto drain pipe and then dripping onto insulation, tech cleared wet insulation out and spread dry in tech recommended replacing whole section of drywall.

Tech washed and serviced unit. Tech found fan motor to be pulling higher amps than recommended. Fan was rated for .9 amps and was pulling 1.35 amps. Tech informed customer of fan motor pulling higher amps. Tech found UV Bulb to be blown. Tech recommended new bulb. Customer invested in new bulb and ESA renewal. Customer changes and uses their own filters. System is up and running with a delta t of 21.

Tech returned system does have power now but compressor isn’t running, after inspection tech found compressor extremely hot in internal overload. Tech check run capacitor and hard start both tested to spec, system standing pressure is 235psi. Will have to let compressor sit and cool due to location of it. Tech turned power off and informed Anderson Scott will need to schedule to come back out. GSHP#6

Technician found system was low on refrigerant. Technician informed customer stated they just wanted to add refrigerant at this time. Technician added 5lbs to achieve 8 degree subcooling as per data plate. System has a 17 degree delta t at this time. System is cooling. Customer is aware this is a bandage until they decide to replace coil.

Tech found blank t stat upon arrival, GSHP 6 was receiving 0v and disconnect was also receiving 0v. Tech chela led all breakers and ensured they were in the on position. Informed customer they will need to call electrician to further diagnose.

Upon arrival tech found drain line clogged. Cleared drain line after approval and tested drain, drain line exits slab slightly uphill. May need to configure a new drain route or possibly add a condensate pump if issue persists. Drain line was very heavily clogged. Added union to drain line. System is cooling.

Upon arrival tech was informed system was leaking throw inside compressor compartments in system. Tech spoke with another contractor on site and they said it’s already been fixed. Tech verified inside system that it does have silicone sealing at locations customer was talking about.

Upon arrival tech was shown where ceiling damage was and customer wanted to make sure it wasn’t coming from the hvac system. Inspected above ceiling and found damage location was approximately 6-8 feet away from where system and drain lines were located. Did see some weak spots on roof sheathing and a 3” vent pipe in that area. Informed customer it wasn’t hvac related and sent pics of the area.

Upon arrival tech was informed back system was not cooling. Inspected system and found it in a hard lock out. Reset breaker and found blower was coming on. Checked motor and it was receiving 24v and 250v at the motor but it was not engaging indicating a failed blower motor. Informed customer of repair needed and emailed quote for repair. Customer also wanted quote to replace system, tech contacted office to get field supervisor involved. Informed customer to give office a call when decision is made on repair vs replacement. Tech left breakers for system off.

Tech got pictures of damp ceiling spots. Found no evidence of roof leaks. Inspected inside of return plenums on both dining room RTUs. Drains are clear. Tested with water. Inside of return plenums and return compartments inside RTUs are dry. Supply ductwork coming off both RTUs is condensating on the exterior of the duct insulation. RTU 2 duct is sweating worse than RTU 1. The 2” filters inside both RTUs are completely pristine. The 1” pleated filters in ceiling grilles are completely clogged. Tech removed eight clogged 1” 20*20 filters from ceiling grilles and left 2” filters in place inside RTUs. Inspected blower on RTU2 (serial 203D). Belt on RTU1 looks and sounds normal. Blower belt on RTU2 was squeaking slightly. Tech loosened idler pulley and squeaking got louder. Belt looks to be in good condition. Removed belt entirely and found motor bearings sounded quiet/normal. Idler puller bearings and blower wheel bearings sound quiet and smooth also when hand spinning them. Tech put bel

Mrs Martin mentioned condensation forming on vent above couch downstairs. Tech changed blower speed to high to reduce supply register sweating. Tech also recommends changing supply plenum from box to a Y fitting to improve airflow at the AHU discharge outlet with any future split system. Due to discussion last visit, tech also suggested installing a mini split system on the warm side of house to supplement main split system due to inaccessible ductwork inside drywall. Compressor windings megged yellow caution range at 100 megohms to ground. Will check again next visit. Tech let customer know age and expected lifespan of 17 year old system. Approved field supervisor visit to talk about split system replacement/supply plenum modification and/or mini split systems. Please call back around September 15 to schedule Field Supervisor.
