-Performed CMA Full Service on 3 Package Heat Pumps. -Upon arrival, customer stated System 1 has not been working properly. States outdoor fan motor does not operate when system should be running. -System 1: Observed flash code 4: Hard Lockout. Pressures and temperature differences in heating and cooling modes seem within spec. Outdoor fan motor amperage high. Rated at FLA 1.0, running at 1.23-1.32 A. Suspect outdoor fan motor is overheating, causing pressures to rise too high and system to go in lockout. Recommend replacement of outdoor fan motor. 1/5 hp, 850 rpm, 208/230 V. Informed customer and provided estimate for replacement $817.78. Approved on site by Steven. Customer expressed concerns over frequent operation of auxiliary heat. Found heat pump operating properly and heat strips working as intended. -All systems now operating correctly.

Tech confirmed no cracks in drain pan on Gas pack 4. Tested drain without issue. No longer overflowing into return after clearing blockage the other day. Tech attempted to pump water out of return, but pump would not pump straight up far enough. Tech moved ceiling tile under return and drilled a small hole, allowing return to drain into a trash can. Tech recommends letting return drip dry a few days before putting ceiling tiles back in position.

Tech found 30 year old system not cooling due to a failed start capacitor and 25uf run capacitor reading 5% weak. Tech replaced them for testing purposes and found system started back up, but outdoor fan running slowly. There appears to be a temperature limit controlling a 2 speed 1/6hp 820 rpm outdoor fan motor. Temp limit is physically broken. Due to age, and multiple recommended repairs, tech recommends replacing system. Bryce is running mandatory.

TECH RAN CHECK ON GAS PACK #4 (221310511L) DRAIN SYSTEM. TECH CLEANED DRAIN LINES, DRAIN LINES WERE CLOGGED. TECH ADJUSTED DRAIN LINE POSITION COMING OUT OF GAS PACK TO DRAIN CORRECTLY. UPON ANY FURTHER ISSUE WITH DRAIN MAY NEED FURTHER DIAGNOSE.

-Performed CMA Full Service on 11 Geothermal Systems and 1 Mini Split Heat Pump. -System 11 - Reception: Aluminum pan in ceiling prior. No signs of leaking from system or drain lines. Slight drip after spraying cleaner on evaporator coil. Used existing pan to catch minor dripping from filter channel. Residual water collected on lens of light underneath unit. Verified water is not near ballast or electrical wiring. Unable to remove lens from LED light to drain water. Water should evaporate over time. Picture on related form. -Labeled all thermostats. -Multiple air filters incorrect size or with covers out of place. Corrected as appropriate. -Condensate drain lines share common drain pipe. Unable to clear drain pipe with compressed nitrogen due to multiple vents on piping system. -All systems operating correctly at this time.

Upon arrival tech recovered Freon from system and pressure tested with nitrogen. Tech leak searched with soap bubbles but could not identify leaks. Circuit 1 was 1lb low of factory charge and circuit 2 was 1.5lbs low of factory. Tech pulled vacuum and charged circuit 1 with 11lbs and 8oz R410A and circuit 2 with 7lbs of R410A. System back operational at this time.

Upon arrival tech inspected Kitchen RTU #3. Tech found compressor #1 mega ohm bad range, compressor #2 was in good range. Tech also say drain pan full of water and overflowing inside unit, cleaned out chunks and go it cleared. Noticed visible rust on evaporator coil and found 2 leaks. System is back running but is not running at full capacity. Tech informed field supervisor and he already quoted to replace system.

FOUND SYSTEM COMPLETELY FROZEN UPON ARRIVAL VOID OF REFRIGERANT. LOCATED NON-REPAIRABLE LEAK WITH EVAPORATOR COIL. COMPRESSOR READING WITHIN CAUTION/VALVES EXTREMELY NOISEY. OUT OF WARRANTY SYSTEM COSTLY REPAIRS NOT RECOMMENDED. HANDED OVER TO FIELD SUPERVISOR.
