Upon arrival tech was shown water spot on the ceiling in 2 different locations. Tech poured 2 bottles of water dyed blue through drain and found it existing into a bucket. Hooked up shop vac to pull anything else out in lines. Tech further inspected and got pictures where drain went down the outside wall and informed customer that it is not our drain causing water damage. Pushed up bathroom exhaust fan and did find one of the reasons was a broken toilet flange upstairs and emailed pictures to customer.

Tech found RTU 1 gas pack for the dining area (serial number 158D) has a 2 flash lockout. On further inspection, found broken outdoor fan blade on the fan motor closest to panel. Same fan motor also has a failed 10uf fan capacitor. Ohmed the fan motor (far side) with intact fan blade without issue. That fan capacitor is in specs. Removed broken fan blade and replaced failed capacitor to test if front fan motor will run. Motor does run, but it is 12 years old. Tech recommends replacing motor, fan blade, and fan capacitor. Left motor unplugged. Compressor 1 Meg ohmed in the caution range at 100 megohms. Compressor 2 Meg ohmed bad (motor winding resistance under 20 megohms to ground). Both compressors do run. Compressor 1 head pressure should be high with only one working fan blade, but it is not. Tech suspects low charge on circuit 1. Circuit 2 runs and head pressure is high due to only one of two fan blades intact. Tech swept indoor coil with leak detector due to suspecting circuit

Found a blown 3a fuse, tech replaced the 3 amp fuse for testing purposes. 4 year old system. Tech educated the homeowner about our maintenance plans and decided to invest into MPA (monthly premium agreement). tech tightened connections and secured wiring and system started up cooling. Costumer was satisfied with todays visit. System is draining. Collected via card.

PERFORMED CMA FULL SERVICE ON 3 RTU GAS PACKAGE SYSTEMS. ALL SYSTEMS ARE PERFORMING PROPERLY PERFORMED AND COMPLETED FILTER CHANGE OF 8-20x20x1 FILTERS. FOUR OF THE LAY IN FILTERS GRILLS THAT ARE IN THE STORAGE AREA NEXT TO KITCHEN ARE MISSING ATTACHMENT TABS TO CLOSE GRILLS PROPERLY, SOME HAVE STREWS HOLDING THEM CLOSED, TO ENSURE FILTER GRILLS WILL NOT FALL AND CAUSE SAFETY CONCERNS, RECOMMEND REPLACEMENT OF 4 LAY IN FILTER GRILLS. WITH A MEMBER SAVINGS OF $173.29, REPLACEMENT OF 4 LAY IN FILTER GRILLS WOULD BE $1048.29.

Tech performed PTU and found downstairs unit evaporator coil to be frozen solid coils where not dirty or stopped up tech found to be caused by low refrigerant tech called out field supervisor will be coming out next Monday. Tech found no other challenges with upstairs unit at this time unit was cooling with a delta t of 17. Customer was not interested in ESA plan due to be moving within the next year does want quote on new unit though.

-Customer states no air flow from supply vent in room 106. Observed dampers closed or tied to remain open in rooms 103, 104, 105, 106. Damper spring has been removed and damper tied back to allow air flow. Recommend replacement of fire damper in 4 rooms to restore fire damper function. 10 & 12” diameter diffusers with 8” flex duct & dampers (see photos). Office to complete estimate for replacement of 4 damper assemblies. -Customer states odd noise from exhaust fan in beauty shop. Observed exhaust fan motor takes about 5 minutes to startup. Makes squeaking noise when initiating, then obstructed hum while operating. Observed motor hot to the touch. Recommend replacement of exhaust fan motor. Nutone #24305. Fixture & motor appear to be quite old and may be obsolete. Recommend replacement of entire fixture. Left exhaust fan motor unplugged at administrator’s request. Office to provide proposal for installation of new fixture. -Customer states system 1 not cooling/heating properly. Obser

-Dispatched to diagnose system with customer stating system is not blowing cold air. -Found air handler and condensing unit operating upon arrival. Observed pan catching condensation leak from air handler. Observed no air filter in place and excessively dirty evaporator coil. Temperature at evaporator coil is at 54 degrees and system should be cooling as expected. Recommend thorough cleaning of evaporator coil, installation of new air filter, and addition of EZ Trap to cleared suspected clogged drain line. Price for above recommendation $424.02. -Provided customer with the option for a premium energy savings agreement. First visit is to be scheduled immediately, with follow up visit in approximately 6 months, at which time renewal will be due. Added air filter and performed simple cleaning of coil and drain line at this visit. First maintenance to be scheduled immediately. Billing for service call and PSA annual rate today.

-Performed CMA Full Service on 3 Package Heat Pumps. -Upon arrival, customer stated System 1 has not been working properly. States outdoor fan motor does not operate when system should be running. -System 1: Observed flash code 4: Hard Lockout. Pressures and temperature differences in heating and cooling modes seem within spec. Outdoor fan motor amperage high. Rated at FLA 1.0, running at 1.23-1.32 A. Suspect outdoor fan motor is overheating, causing pressures to rise too high and system to go in lockout. Recommend replacement of outdoor fan motor. 1/5 hp, 850 rpm, 208/230 V. Informed customer and provided estimate for replacement $817.78. Approved on site by Steven. Customer expressed concerns over frequent operation of auxiliary heat. Found heat pump operating properly and heat strips working as intended. -All systems now operating correctly.
