When he arrived he did a thorough inspection of the air conditioning unit and then shared his findings and recommendations to fix the problem. I appreciated that he gave me a recap of his work and that he cleaned up after himself and wore shoe covers the entire time he was in the house. Installed control box for heat strips in 10 ton package unit. Need 125 amp fuses for disconnect. Heat strips working. System shut down with smoke test.
Customer though mini split pricing was going to be much cheaper. Does not want to do anything at this time
RTU# 4, 6, 2 are all off and secured with zip ties to prevent tuning them on due to major challenges present. Findings were found during CMA and needed to further diagnose the system. RTUi#4 -has 3 fuses missing, system is voided on R22, a leak repair appears to have been performed in the past by another company, access door covers are in bad condition, thermostat wire has exposed copper due to age, belt adjustment is needed and AX52 belt is warped which would need to be replaced, compressor is reading bad based on the megohmmeter meter, which indicates electrical failure of the compressor is expected, crankcase heaters are bad and currently are disconnected, system replacement is encouraged due to possible high repair bills. RTU# 6- has 3 fuses missing, r22 compressors reading electronically bad, one circuit is voided on R22 refrigerant, the other circuit has some R22 refrigerant but not much, major leaks are within the system. Thermostat wiring would need to repaired due to exposed
Installed electro mechanical Tstat in unit to control heat strips to come on when below 40 degrees
Tech performed service on (2) carrier split systems. As tech was performing service on upstairs unit, tech found auxiliary drain pan to be full of water. Tech fully cleaned/vacuumed drain line and installed algae tabs to help with drainage. Tech cleaned and vacuumed auxiliary drain pan and water is flowing outside. All ok at this time. Customer stated would like condensate pump for upstairs unit. Customer is interested in media filters but stated will install filters next visit. Customer also stated wanted tech to come back for future services. Delta t is within specification and customer is satisfied with todays visit. Found no other challenges at todays visit.
Frame In Existing Motorized Dampers And Repatch Sheet Rock Around Dampers To Meet State Inspectors Requirements
Upon arrival landlord stated another company inspected system and stated it needed lots of repairs and had a major condensation leak. Tech inspected air handler and found no challenges, inspected spot of concern where bypass enters return and found it not sweating but may have been sweating in the past. Tech checked static pressure and found it to be testing to spec at .2 airflow and refrigerant pressures are good, drain line is not clogged and is draining properly, tech did find tenant had thermostat set to 66 and system was running continuously to try and hold temperature. Tech suspects this this is why ducts were sweating and tech recommended not setting it so low. Found no issues in condenser system is operating properly, spoke with landlord on finds and signed up for PSA.
PERFORMED CMA INSPECTION ON 11 GEOTHERMAL SYSTEMS AND 1 MINI SPLIT SYSTEM. TECH COMPLETED A LEAK DETECTION SEARCH ON ALL EVAPORATOR COILS, THERE WERE NO LEAKS FOUND. TECH CHECK CAPACITOR RATINGS AND COMPRESSOR AND BLOWOR MOTOR AMPERAGE, ALL CHECKS WERE INSIDE THE RIGHT SPECIFICATIONS. TECH COMPLETED FILTER CHANGE OF ALL SYSTEMS. ALL SYSTEMS ARE PERFORMING PROPERLY AT THIS TIME.
AH-8 Tech replaced a blower relay board found by a previous tech. Tested blower operation and cool operation as well. System is operating. Today’s repairs were pre-approved.
Performed CMA full service on 4 rooftop package units. There are a total of 7 on site, but only 4 are currently operating. Of the systems serviced today, RTU 3 is the only system with any major challenges. RTU 3 - compressor 2 on this system is shorted to ground. System is currently operating at half capacity. This will be apparent on days with prolonged heating or cooling needs. At time of testing, weather is mild and delta t is only getting to between 11-13 degrees. This is not enough temperature changeover to cope with high demand. Field supervisors office has an active proposal on this system and they are awaiting decision. All other systems tested are heating and cooling properly. No other challenges present. Note - RTUs 1,3 and 5 are not equipped with auxiliary back up heat. Filters - all filters changed and old ones disposed of.
Tech found thermostat satisfied at 73. Tech tested all capacitors, drains and refrigerant pressures. Capacitors were good and drain pan is empty. Tech found low suction and low superheat indicating low airflow. Tech made sure coil was not blocked and filters were good. Tech found blower on the low setting and changed to high. Pressures are good now and superheat increased. 17 degree delta T. Tech found blower board and the area around has signs of corrosion. If any of that gets into the board, it can cause issues with the relay. Tech quoted blower board replacement. AHU 8. System is cooling properly at this time and has dropped from 73 to 72.
Day of Labor to Meet State Inspectors
Tech found no low voltage to condenser. Upon further inspection tech found overflow safety switch was tripped due to clogged drain. Tech cleared out drain line and started to get good water flow outside. System is operating properly at this time. No charge due to recent maintenance.
Emailed price to replace 3 ton split heat pump to customer. He is going to think about it and let us know.
Performed ESA, tech cleaned and serviced system. No issues found at today’s visit. Recommended plasma air purifier
