PERFORMED CMA INSPECTION ON 1 WINDOW AC UNIT, SYSTEM IS PERFORMING PROPERLY
PERFORMED CMA INSPECTION ON 3 UV LIGHTS, 3 SPLIT SYSTEMS AND 3 GAS FURNACE SYSTEMS. SPLIT SYSTEM #2 , AIR HANDLER #2 AUXILIARY DRAIN PAN WAS FULL UPON ARRIVAL, TECH USED SHOP VACUUM TO GET ALL WATER AND CONDENSATION OUT OF DRAIN PAN , TECH FLUSHED DRAIN LINES OUT TO ENSURE PROPER DRAINAGE. SPLIT SYSTEM #2 COMPRESSER MEGGED IN THE CAUTION, SIGN THAT COMPRESSER IS GOING BAD, RECOMMEND REPLACING SYSTEM IN THE NEAR FUTURE. TECH SPOKE WITH STORE MANAGEMENT AND THEY WOULD LIKE SOME QUOTES FOR REPLACING SPLIT SYSTEM #2. AIR HANDLER #3 BLOWER MOTOR BELT (A47) HAS NICKS AND CUTS IN BELT, BELT IS DUE FOR FAILURE, RECOMMEND REPLACEMENT OF BLOWER BELT, THERE IS AN ESTIMATE PROVIDED FOR REPLACEMENT OF BLOWER BELT. TECH WAS GIVEN APPROVAL TO REPLACE A47 BLOWER MOTOR BELT FOR SPLIT SYSTEM #3. TECH COMFIRMED ALL UV LIGHTS ARE FUNCTIONING PROPERLY AND TECH COMPLETED FILTER CHANGE OF 9-16x25x1 FILTERS. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.
Tech found Goodman 2.5 ton zoned system not cooling due to a failed 35/5uf dual run capacitor. Based on previous history, tech checked drain and found it clear and replaced capacitor for testing and found refrigerant pressures normal. Both zone dampers open and close correctly. 10 uf blower capacitor is reading in specs. Tech reassured customer that I inspected system and did not find any other issues at this time.
FOUND PRIMARY DRAIN LINE CLOGGED CAUSING AUXILIARY PAN TO FILL. CLEARED DRAIN LINE AND REMOVED EXCESS WATER. SYSTEM UP AND COOLING, AND DRAINING PROPERLY. INVESTED IN ESA (1) SYSTEM. SCHEDULE IN 6 MONTHS.
Tech found blower motor locked up and unable to start. Tech tried replacing capacitor, but motor still wouldn’t start. Capacitor not getting a reading due to corrosion. Tech quoted replacing blower, customer declined. Customer declined sales quote as well. Tech documented unit was taken apart upon arrival. Customer is going to replace motor himself. Unit is over 40 years old and needs to be replaced.
Tech found evaporator coil frozen and low suction high superheat with a piston. Tech found leak at the piston nut. Tech tightened piston nut and recharged system. System is now cooling with proper pressures and superheat.
FOUND 1980s MODEL SYSTEM COMPRESSOR CAPACITOR AND CONTACTOR TERMINALS/WIRING MELTED. REPLACED DAMAGED COMPRESSOR CAPACITOR AND 30A 1 POLE CONTACTOR. SYSTEM UP AND RUNNING AT THIS TIME. STRONGLY RECOMMENDED CONSIDERING SYSTEM REPLACEMENT. INVESTED IN ESA (1) SYSTEM. SCHEDULE IN 6 MONTHS. MAIL INVOICE.
Tech found a PTAC unit not operating, 240 was received but no display. Tech reset the power to it and the display came on for 2 seconds and shut off. Control board is faulty. Coils have corrosion as well. Costumer does not want to do anything about it for now. Collected house call only.
Tech performed PTU. Upon arrival homeowner stated mini split inside pool house was not heating. After further inspection tech found mini split void of refrigerant. Tech spoke with homeowner and would like a field supervisor to get in touch with homeowners to give them the best possible solution versus system replacement or repair. Tech informed homeowner repairing a leak on a 2 ton mini split can get really pricey. Also depending on were the leak is, sometimes it is non repairable. Tech also installed surge protector after homeowners approval. Homeowners are selling home and declined ESA.
Tech preformed CMA FULL SERVICE on 1 AC System. Tech cleaned evaporator coil with coil cleaner and coil brush. Tech also cleaned air filter. Tech cycled unit through cool mode, heat mode, and fan only to verify all functions worked properly. Tech has attached Report with pictures to invoice
Tech preformed CMA FULL SERVICE on 3 Split Systems and 3 Gas Furnaces. Air Handler #3 blower belt is loose and starting to fray. Tech does recommend replacing belt. Tech has attached estimate for belt replacement and adjusting tension to invoice. Tech adjusted occupied schedule settings 70/73 with fan setting to auto per management request. All UV Bulbs are operating. All other systems are operating within specifications at this time. Tech has attached system performance reports to invoice along with pictures.
Systems 2 and 3 will need new a belts next year. Suggest replacing with OEM belts during next full service Advised management that one system was set to heat while others were cooling . Recommend that all three systems be on the same mode to save energy.
Performaned inspection outdoor unit was in high pressure overload Tech reset and AC ran good Tested heat mode and found outdoor Txv has failed We will need to price out the outdoor Txv AC back to cooling and advised cashier to only run ac or emergency heat until the regular heat is repaired.
