TECH PERFORMED CMA INSPECTION ON 7 GEOTHERMAL SYSTEMS. ALL SYSTEM ARE PERFORMING PROPERLY AT THIS TIME. TECH COMPLETED FIKTER CHANDE AND FLUSHED OUT DRAIN LINES. THERE ARE PICTURES AND A PERFORMANCE REPORT ATTACHED TO THIS INVOICE.
Tech found supply water line to be clogged, attempted to untold with air and water with no success. Will need to cut line which requires shutting the entire system down. After speaking with the supervisors for the building they want it done either after hours around 4/4:30pm or on a Saturday so it doesn’t affect patient care. They stated they would have the building owners contact the office to schedule the best day to complete work on. Room 112 Inlet and outlet lines were crossed, water was coming in thru the outlet and not the inlet. Tech met up with the Plummer and corrected the water lines. Tested system in cool mode and temperature went down from 76 to 72 thru out the visit, delta T o 18 degrees. System #2 is back cooling.
Customer did not want system shut down so Geo thermal line could be cut on work on
Tech found drain entrance completely blocked on system 4. Maintenance has been removing water from pan.
Upon arrival tech was informed system #7 had a blank thermostat. Tech inspected system and found secondary drain pan full of water causing float switch to trip. Tech removed approximately 15 gallons of water from secondary drain pan. Took trap off system and cleaned with brush and blew nitrogen through trap and drain line. Poured water through drain and say it draining with no challenges. Thermostat came back on and system started up. System is back operational at this time.
-Replace compressor capacitor on systems 1 & 2 as previously recommended per prior approval.
Tech replaced unit 7 blower motor, blower now running properly.
Tech found X13 blower receiving high and low voltage but not running. Thins indicates a failed blower. Motor/Module need to be replaced. Customer also complained of 1 room being warmer than the others. Tech found that unit is ran off a different thermostat, and the thermostat for that room is located in a restricted area. Tech recommends lowering that thermostat once the area is no longer restricted to see if room is now getting airflow.
-Performed CMA Full Service on 7 geothermal systems. -System 1: Lobby & Reception: Compressor capacitor tested weak. Recommend replacement of capacitor. Provided estimate $226.59. -System 2: Front of Left Hallway: Compressor capacitor tested weak. Recommend replacement of capacitor. Provided estimate $226.59. -System 4: Back side of filter access not secured upon arrival due to improper filter sizes. Corrected and secured as appropriate. -System 6: Left Side of Central Hallway: Primary drain pan appears to be leaking into auxiliary pan (See picture on related form). Found unsecured connection of drain pipe to primary drain pan. Temporary repairs have been attempted prior; unsuccessfully. Reconnected pipe and sealed with pvc glue & silicone as able. Back side of filter access not secured upon arrival due to improper filter sizes. Corrected and secured as appropriate. -System 7: Right Side of Central Hallway: Administrator states thermostat not satisfying at set cooling temperatur
