Upon arrival tech was informed system #7 had a blank thermostat. Tech inspected system and found secondary drain pan full of water causing float switch to trip. Tech removed approximately 15 gallons of water from secondary drain pan. Took trap off system and cleaned with brush and blew nitrogen through trap and drain line. Poured water through drain and say it draining with no challenges. Thermostat came back on and system started up. System is back operational at this time.

Tech found X13 blower receiving high and low voltage but not running. Thins indicates a failed blower. Motor/Module need to be replaced. Customer also complained of 1 room being warmer than the others. Tech found that unit is ran off a different thermostat, and the thermostat for that room is located in a restricted area. Tech recommends lowering that thermostat once the area is no longer restricted to see if room is now getting airflow.

Customer stated that water was entering the ceiling after rain. They had a roofing company inspect the roof and found entering RTU 2 and flowing down the curb. Tech found drain clear and draining properly. In the pictures shown by the manager, water was coming from the roof and was not entering through the return duct. Tech found unit insulation had been siliconed and found all insulation intact. Tech did find screws missing from the cabinet and installed new screws. Recommended a second opinion from a different roofing company to see if they saw the same issue

Performed Cma inspection on 5 rooftop gas package systems. All systems cooling properly at this time. Contact (Dean) stated System 2 leaks when raining. Requests resealing of unit/rooftop. Did not observe any cause for leaking. Maintenance tech not equipped to search in depth for cause of leak. Added silicone sealant to top seal on unit access doors. System should be monitored for leaking at next rainfall. Unit may be in need of in depth leak search.
