There is never a good time for the heat pump to break but Jackson and Sons always is right on it, usually seeing us the same day and gets us back up and running quickly and professionally. We are long term customers and plan to remain so.
Tech preformed CMA FILTER CHANGE on 4 Gas Pack systems, 1 DOAS system, 1 MPU system, and 1 Air Makeup unit. Tech replaced all filters and washed and cleaned all washable filters.Tech has attached Filter Change reports to invoice along with pictures.
-Performed CMA inspection on 16 split systems. Verified operation of oven hood exhaust fan and make up air. -System 2: Old style thermostat in place. Provided estimate for replacement if requested $652.31. -System 5: Outdoor fan motor capacitor tested weak. Provided estimate for replacement of capacitor $202.56. -System 6: Outdoor fan motor capacitor & compressor capacitor tested weak. Recommend replacement of dual run capacitor. Provided estimate $322.61. -System 8: Outdoor fan motor capacitor tested weak. Provided estimate for replacement of capacitor $198.14. Air handler blower motor capacitor tested weak. Provided estimate for replacement of capacitor $206.68. -System 9: Air handler blower motor capacitor tested weak. Provided estimate for replacement of capacitor $202.56. -System 10: Air handler blower motor capacitor tested weak. Provided estimate for replacement of capacitor $198.14. Compressor megged bad. Windings shorting and compressor is due for failure. System is R22,
Tech washed and serviced unit and found no challenges at this time. Customer extended esa via check 265.81 check number 5971 until is running and cooling with a delta t of 20 return temp 77 and a supply temp of 57. Have next tech in the area drop off 2 14x20x1 filters.
Tech washed and serviced unit at this time and found no challenges at this time. Tech recommended adding plasma air customer is very interested but would like to wait until next visit. Unit is running and cooling with a delta t of 20, return temp 72 and a supply of 52.
Upon arrival tech found supply run dripping water heavily off bottom side in kitchen area. Tech inspected rooftop package unit for kitchen area found no issues, return and supply line are dry. System is draining properly. Tech pulled whole drain pan and inspected for any cracks or leaks and found no challenges. Tech taped ripped area on insulation where water was leaking from. Tech stated to call if leak continues. May be possible roof leak.
Tech found dead dual run capacitor, replaced with turbo after approval let system run for 15 min with no issues system operating within specs 18 delta t.
Tech performed CMA full service on 4 Package Units, 3 Captive Air’s, and 6 exhaust fans. Tech found and cleared a blocked drain line on captive air 2 allowing the pan float switch to close and the condensing towers to run. Tech has attached system performance reports and pictures to this invoice.
Tech arrived and found systems 10&11 were operational, tech cut systems down to check delta t and found both to have good delta ts, tech found system 8 thermostat blank, tech found door to air handler had came off and door sensor killed power to unit, tech put door on and cut system on, tech has good delta t on system 8. Tech spoke with the office regarding systems 2&3, office stated we would have to return to make repairs found on 7/5/23 due to tech not having proper equipment.
Systems 2 and 3 which were recently put in have drain issues Unit 2 is not level Unit 2 and 3 primary drains lay flay on joists and turn and remain flat Recommend adding a condensate pump for each unit should resolve the lack of slope Also both units need a filter cut in at the airhandler fresh air intakes are making coils dirty very quickly TEM4A0C43M41SB and TEM4A0C43M41SB both need to be reworked to ensure smooth operation
Found system cooling upon arrival, dehumidification system needed adjustment at the thermostat and at the unit. Tech found the reversing valve enabled the whole time even after adjustments. Straight ac system uses hot gas to dehumidify at the unit which runs to another coil that sits in front of the Evaporator coil which gets warm to dehumidify. Tech unplugged the reversing valve and enabled dehumidification at the thermostat set to 50%. Delta improved and thermostat temperature went down from 85 to 76 throughout today’s visit.
Drain was stopped up. Tech cleaned drain and reset system Covered under service warranty
Tech found 2 split systems were at the home 1 cooled the left side of house master bedroom bath and half the living room the other was for the right side of home. Both ah are in Crawspace both condensers are behind home. One tech engaged master bed room unit s#2750 the condenser fan motor was making loud squeaking noise indicating bearing are starting to fail. Will cause future issues tech also found pressure at 51/129 for r22 system with a delta t of 7 indicating low on refrigerant tech recommends a leak search. Due to age and type of refrigerant tech recommended replacing unit. Master bedroom ah s#6977 did have signs of mold and coil was extremely rusty could have possible leak in coil. Blower motor amp was with specs and capacitor was also within specs. Unit 2 s#2748 tech found outdoor fan motor was making a loud squeaking noise indicating bearings are starting to fail will cause future issue and pressure were at 43/140 induction of low on refrigerant r22 leak is present tech recom
