-Performed CMA Filter Change at 4 back of house locations, 1 DOAS System, and rooftop gas packs per maintenance agreement.
-Performed CMA Full Service on 16 Split System Heat Pumps. Verified operation of oven hood exhaust fan and make up air. Multiple repairs or recommendations for replacement of systems were made at last service in October 2023. Updated estimates provided. -System 2: Old style thermostat in place in hallway but no longer in use. -System 5: Outdoor fan motor capacitor tested weak and was recommended for replacement at last service. Tech replaced and tested heat strip contactor and found heat strips working properly. Heat strips set off fire alarm and tech explained this was due to dust buildup on the heating elements from heat strips not running and assured no cause for concern.
Tech found no difficulties at this time. Homeowner extended Psa. Tech recommended plasma air.
Tech found thermostat constantly restarting and throwing insufficient voltage error. Heat strip contactor was shorted causing a voltage drop. Tech was told by Jeff to email estimate in order to get approval. Tech also found thermostat set to emergency heat. Tech removed the common wire from the limit switch connected to the contactor to allow system to run temporarily.
Tech performed ESA wanded coils no leaks at this time. Tech found dark pitted contactor tech suggested replacing sent estimate. Dropped off 20x30x1 filter.
Performed CMA inspection on 4 rooftop gas package systems, 2 make up air systems, and 1 DOAS system. Verified operation of exhaust fans. -RTU-2: During test cycle, compressor for circuit 1 does not operate. Unit transfers to compressor for circuit 2 at both stages of cooling test. Circuit 1 void of refrigerant. Recommend high level leak search. Provided estimate $385.63. -RTU-3: Gas heat cycled and immediately went off. Cleaned flame sensor and verified operation of heat. -Systems operating correctly at this time. Leak search needs to be performed on Gas Pack 2 circuit 1 (upon approval). Changed air filters at back of house location and left one case per agreement.

Tech washed and serviced unit and found no challenges at this time. Customer extended esa via check 265.81 check number 5971 until is running and cooling with a delta t of 20 return temp 77 and a supply temp of 57. Have next tech in the area drop off 2 14x20x1 filters.

Upon arrival tech found supply run dripping water heavily off bottom side in kitchen area. Tech inspected rooftop package unit for kitchen area found no issues, return and supply line are dry. System is draining properly. Tech pulled whole drain pan and inspected for any cracks or leaks and found no challenges. Tech taped ripped area on insulation where water was leaking from. Tech stated to call if leak continues. May be possible roof leak.
