Performed furnace tune/check up Furnace is working well The induced draft motor is making some noise -this could be caused by a bearing wearing out -for peace of mind we recommend replacing induced draft motor assembly If humidifier is to be used this year the water panel should be replaced -we recommend replacing water panels annually
Found Induced draft motor full of water Cleared water Drain system is draining fine performed furnace tune up
Performed tune up on furnace Adjusted gas pressure Replaced furnace filter Recommend replacing filter monthly
Performed furnace tune up Found furnace to be in good working order at this time Furnace is old and customer should plan on replacing furnace in near future
Customer stated air conditioner is not cooling and outside unit is not running -Checked incoming voltage(both line voltage and control voltage) -checked dual run capacitor -Capacitor was outside of manufacturers specifications -replaced capacitor -found condenser coil to be extremely dirty -this could have led to capacitor failure -recommend cleaning condenser coil soon or having us bring our coil cleaning trailer to clean coil Customer stated indoor temperature was 83 -it will take some time to bring temperature down to set point on thermostat
Tenant stated air conditioner not cooling and unit outside was not spinning Upon arrival found condensing unit not running -checked incoming power(both high and low voltage) - unit had both high and low voltage to unit -checked dual run capacitor -capacitor was outside manufacturers specifications -replaced capacitor with customers approval -checked air conditioner refrigerant charge -charge was proper Air conditioner is now operating properly Air conditioner is on the older side and customer should start planning on replacement House was hot and humid inside, it will take a while for air conditioner to reach set point on thermostat
Found air conditioner to be low on refrigerant -charged system -the only way an air conditioning system can become low on refrigerant is if there is a leak -customer declined leak search at this time
Found system to turn on but no cold air is produced. Found condenser coil very restricted with cotton causing poor airflow through condenser. Removed hail guards and cleaned condenser coil with water and chemicals. Turned a/c back on and found system low on refrigerant. Customer declined leak search as of now. Recharged system. Recommend keeping air filter and condensing unit coil clean.
Found air conditioner freezing -checked air filter -found customer using very restrictive filters -customer stated use of restrictive air filters is due to medical conditions recommend upgrading filter system to allow less restrictive filter system customer was concerned with air quality -attached are quotes for various air quality upgrade options(all are 100% optional) -if there are any questions regarding IAQ options please let us know found air conditioner freezing due to being low on refrigerant condensing coil is really dirty Cleaned condensing unit coil charged system with 410A refrigerant
Customer stated her a/c hasn’t been dehumidifying as well. Found fan speed set to 450 CFMs per ton. Lowered fan speed to 400 CFM to try to slow down airflow to dehumidify better. Recommend trying system out over next week and see if humidity is better. If not we can try to lower fan speed to 350cfm per ton.
Found system to be having airflow problems. Found air filter to be very restricted. Changed air filter. Found damper for heat run in kitchen to be shut. Opened up damper in heat run to improve airflow. Found system a little low on refrigerant. Recharged system with 0.5 lbs R410A refrigerant. Recommend keeping air filter clean and changing monthly.
Found air conditioner frozen upon arrival Turned system to heat to thaw Cleaned condensing unit Found system low on refrigerant Charged system
Performed A/C membership visit. Found condenser coil to be very restricted causing very poor airflow through condenser. Pulled hail guards and cleaned condenser coil with water and chemicals. Checked refrigerant levels, checked electrical components, checked air temp entering vs leaving condenser. Everything checked out good. Recommend keeping air filter and condensing unit clean.
