Arrived at customers house to begin inspection. I checked both units in heating and cooling. Both furnaces have nice pretty blue flame, and are working excellently. I checked both systems in cooling and both are looking good. At this time all components pass inspection and both systems are working great.

Arrived at customers house and began my inspection. Tested the units in both heating and cooling and at this time everything is working properly. Gas pressures are spot on and we have a pretty blue flame. Blower motor is clean and passes inspection. They are interested in a hard start kit, but would like to move forward with it in the spring. At this time all components are working properly and pass inspection.

(8-14-23)During my evaluation today, I found the unit indoor and out to be covered in ice. I gave the customer the option to deice the coil today or return at a later date once the ice has melted off. The customer chose to return at a later date. The office needs to call him and get him back on the schedule. (8-16-23) During my inspection today when I came out, the coil was completely thawed out. I did not find any leaks on the system. I did end up finding the TTXV sensing bulb was not insulated anymore. I gave the customer the option to insulate the bulb and he went with it. After doing so I noticed that the filter was causing a restriction in the airflow. It was clean, but too dense of a filter. I told the customer he needs to get a less dense filter. At this time the system is performing well, and does not freezing up.

Upon arrival customer showed location of thermostats filters which customer is going to change out. When looking at the attic furnace found the blower clean free of debris. Inspected coil which was clean free of debris no leaks present. Inspected drain which was clean and clear of debris. When going to the outdoor unit found the coil with slight debris. Inspected capacitor which is to manufacture specifications at this time. When looking at the charge on the system found it low 1 degree sub cooling. Provided customer with options to get charge in proper specifications. Customer declined at this time has prior financial obligations to address.

Upon arrival found the control module to system had gone bad not allowing thermostat to come on provided customer with options to address issues which they approved. Once done putting new wire and thermostat to system it began to operate properly. Spoke with customer about life expectancy on the system once they return from there vacation they would like to have manager provide estimates on a system.

Arrived to the customers home and greeted them at the front door. Talked with the customer about how the system has been performing unit had any concerns at this time. Customer showed me the thermostat filter locations attic access an outdoor unit went through both indoor and outdoor equipment completed maintenance inspection completed checklist went over all items discussed during inspection, customer opted to replace the capacitor today while here install new capacitor and confirmed operation and return system to service

Upon arrival, spoke with customer. Explained where I would need to see and what I would be doing today. Customer showed me thermostats, and all returns. We went into the attic. Coil is clean with no leaks. Blower is clean. Wires all tight. Heat exchanger showing no signs of cracks. Blower amped at 1.4amps. Unit is level. Gas pressures are 3.4IWC within recommended range. Went outside, coil is clean. Contacter showing no signs of pitting. Capacitor checked out at 45/5MFD. System has pressure on it and the system turns over. Disconnect wires are tight. Priced up membership for customer so we could make sure the system stays clean and working properly. Customer did not want to sign up for the membership at this time due to not wanting to be locked into anything

Upon arrival spoke with customer and explained what I would be doing today. Customer explained she had no issues, just wanted system and dryer vent checked out. Started in attic, coil is clean, no refrigerant leaks. Blower is clean. Flame sensor is clean and gas pressures are set to 3.5IWC. Let system run awhile and system is working great. Went and pulled dryer vent out and vent doesn’t have much lint caught up in it due to home only being a year old. Put everything back together and went outside. Outdoor unit is clean. Contacter and capacitor checked out within manufacturing specs. System has pressures on it. Fan and compressor both turn over. System is working great. Spoke to customer about filters, and brought up about the membership for the system. Customer did not want membership at this time said she will call in the spring and will sign up then.

Upon arrival spoke with customer. Customer stated nothing would come on. Went into attic and found pressure switch closed when it shouldn’t be. Tested system, found water in the line for the pressure switch. Cleaned it out and started system. Let system run awhile. Gas pressures are within specs, blower is clean and amped within specs. System is working good at this time of service.

Upon arrival filters are clean. Spoke with customer and they explained no issues at this time. Went to stat and stat was clean. Went to attic. Heat exchanger checked out good. Coil is clean, no leaks at this time.cleaned flame sensor. Gas pressures where 3.5IWC. Tested safety’s and they are working at this time. Blower has film on it, still recommend to clean. Wires all tight. Blower amped at 1.1amps. Drain line is clear. Spoke to customer about duct work and blower and customer wanted to fix duct work. Re did duct so it was not pinched off. Showed customer pictures and they are happy at this time. System is working well at this time of service.

Upon arrival, upstairs system. Filters are clear. Went to thermostat, system set to 79°, turned system down and went into attic. Coil is clean, found no leaks on coil. Drain line is clear. Blower is clear, amped at .9amps. Heat exchanger checked out in good shape. Wires all tight. Indoor unit is running well. Went outside, coil is clear. Contacter and capacitor checked out within specs. Fan amped at 1.1amps. Compressor amped at 6.43amps. Refrigerant levels where 75/280 psi. Disconnect wires are tight. Upstairs system is running good at this time but with its age it could fail at any time. Downstairs, turned system up, went into crawlspace. Coil is clean. Blower is clean, amped at 1.0amps. Drain line is clear. Wires are tight. Unit is level. Heat exchanger looks good at this time. Went outside, coil is clear. Wires are tight. Fan amped at 1.1amps. Compressor amped at 6.16amps. Refrigerant levels where 115/320. Contacter and capacitor checked out within specs. Disconnect wires are tig

Upon arrival started upstairs. Turned stat on cool. Went to attic, no ladder needed, filter was clean. Coil and blower are clean. Wires are all tight. Blower amped at .93amps. Drain is clear but is not a eztrap. Padpn does have pan safety in it. Leak searched indoor coil with no hits. Turned system back on and let it run. Went to garage unit, coil and blower are clear. Heat exchanger showing no signs of cracks. Leak searched coil with no hits but is very rusted. Brought customer out to see coil and explain what can happen over time. Wires all tight and drain is clear. Blower amped at 1.4amps. Went outside, upstairs outdoor, wires are tight. Contacter is working good. Capacitor (45/5) checked out at 45/5mfd. Fan amped at .53amps. Compressor amped at 5.53amps. Pressures are 115/325. Disconnect wires are tight. Coil is clear. Upstairs is working good at time. Downstairs outdoor, coil is dirty, fan amped at .31amps. Arrived to the house and knocked on the front door, customer customer greeted us at the door and allowed us to enter inside. Asked customer if we could see the indoor unit and the thermostat. Customer then showed us through the house on where everything was located. Customer has goodman straight ac system located in the attic. Attic furnace Visually inspected the unit and the duct work and noticed some of the Supply flex duct work was kinked off feeding some of the upstairs bedrooms. Will quote to repair. Took and amp draw off indoor blower wheel of 5.4 which is in range per manufacturing specs. Inspected indoor blower wheeler and is slightly dirty will recommend a cleaning. Inspected indoor evaporator coil and is clean and free of debris at this time. Checked 12.5 run capacitor on the fan motor and got a reading of 12.6 which is in range per manufacturing specs. Upon arrival found duct work for main truck laying on the ground, return has a water line threw it. Indoor blower and coil are very dirty. Coil is leaking oil. Outside unit, contacter is very pitted. Capacitor checked out ok. Fan amped at 1.3amps. Compressor amped at 6.8amps. System has refrigerant in it but with system being dirty and leaking can not be exact on charge. Priced up repairs for system and replacement. Customer wanted an email copy of proposal, he is going to speak wi5 home warranty company. Explained to customer price and availability is subject to change.
