An office building in Marina del Rey CA was scheduled for their major spring AC PM. Upon arrival, the technician inspected and tested all equipment, swapped out all filters, flushed drain lines and pans. 4 out of 5 units have deteriorating coils, and unit #4 has a condenser fan motor with noisy bearings and is leaking oil. Will quote necessary repairs to customer, will also recommend future replacement for the deteriorating units (salt air has rusted out much of the equipment). PM complete.
