Today, I performed HVAC maintenance in Hilton Head, SC. Upon inspection, the return air temperature was 78°F and the supply air temperature was 53°F, resulting in an acceptable 25°F air temperature split. The return and supply static pressures were both 0.2 WC, totaling 0.4 WC within manufacturer specifications. All gas safety controls functioned properly. I cleaned the flame sensor and found the blower wheel fairly clean with a good run capacitor. While unable to photograph the evaporator coil underside, I cleaned the condenser coils per the homeowner's request. The condenser fan and compressor run capacitors were in good working order. No other issues were identified; the HVAC system is operating efficiently.
