Disappointed

I should have asked first but I was panicking about the water rising in the air conditioner tray and seeping out the seems of the tray so I did not ask about pricing. In the past pricing has been very reasonable. He was there for 15 minutes, blew out the line and sucked up the water. He told me the pump was working just clogged. This morning there is still water in the tray (more water) but I am hoping when I get home it is just what was left draining and there is not any other problem. $177.00 is outrageous for 15 min whether it is on a Sunday or not. I have never been disappointed with Scenic City before but this will be my last call to them. I gave the quality of the service a 3 star rating because I am not sure the problem is solved.

At time of arrival toilet fill valve in bedroom bath was leaking most likely due to debris and high pressure supplied to home. In turn wax seal was leaking through to crawlspace. Pulled toilet inspected flange and flange was in good condition. Flange was recently replaced with new seal. Seal was installed incorrectly. Reinstalled toilet and replaced fill valve to resolve issues. Water pressure is extremely high and recommend prv installation/replacement curb stop before water meter dose not shut fully and will need to be repaired by AHJ After investigating crawlspace leak was found to be on toilet upstairs in bedroom bath. Tech heard water running in pipes indicating fill valve of toilet was leaking and overflowing tank and draining through overflow. Normally fill valve replacement is all required to remedy this, but since water was coming through floor this also indicated the wax seal for the toilet has failed and possibly flange. Toilet will need to be removed from flange and flang

At time of arrival p-trap was leaking where drain connects in wall. Replaced p-trap to resolve issue. While making repairs it was discovered faucet is leaking internally and requires replacement. Replaced faucet and supply lines no leaks present after replacement. Meter shows no usage. Inspected crawlspace and no leaks visible at this time.

Upon arrival I found a gas package unit that was in operation. I scoped the heat exchanger, and took apart to look at heat exchanger, found no cracks, some rust on inside of tubes but nothing showing signs of cracks yet, still has good life in the heat exchanger. Checked blower wheel and indoor coil cleanliness and found both basically spotless. Filter inside dirty though. (20x25)Started system in heat and checked gas pressure and ensured heat cycle worked properly, as it did. Then I crawled under crawl space and checked out ductwork, all hardpipe ductwork, and good sealed connections with proper insulation. Since weather was nice today I tested out ac, ensured it cycled on and checked delta T, right around 15 degree difference from return to supply. Delta T with furnace was 34. I would recommend cleaning the outdoor coil on the system and signing up for protection plan which will provide maintenance this system needs to run a good life for you. I was called out to the home to perform a duct cleaning. This home is for sale and the buyers requested them to be cleaned. There are several spots on the main floor flexible ductwork that has some sort of damage on the inner part of the duct. Sometime in the future, they should be replaced. The wheel on inducer motor is rusted (see pics) that’s not my concern though, the motor has a noise during operation that is indicative of a failing inducer motor and is a matter of time until it spits rusted blades out the exhaust of unit into yard.

Today I performed maintenance on heating side of trane gas package unit. Upon start up I looked over heat exchanger with camera and found nothing concerning as far as cracks or rust go inside heat exchanger. I checked gas pressure and dropped it from 3.9 to 3.5 to ensure proper air/ fuel ratio for longevity of system. I checked over electrical and found some exposed low voltage wiring, took pics and taped it up to prevent any further exposure to elements, no wires where harmed. Checked blower wheel and fan bearings and both where tight. Cleaned out burner area and flame sense then started system up, inducer motor has rusted fan wheel causing some racket. Quoted price to repair issue. System still operates as is but is noisy and that motor is on its last leg. Blew out drain line to ensure flow when AC season comes back first thing. Sealed some spaces on flashing to unit. No other issues found. Will contact cst and explain situation and see if we can move forward replacing under motor.

I was called out to the house for a duct cleaning estimate. The ducting system does need to be cleaned. while doing a thorough evaluation I found that the blower wheel needs to be removed and cleaned. The dryer vent piping material used during construction breaks easily. It is broken and needs to be repaired with 4 inch hard pipe.
