Swift Services performed the second tune up of the homeowner’s biannual maintenance agreement. In addition to checking all normal functions of the equipment a concentration was directed at the refrigerant charge because we recently adjusted this for the homeowner. As of today, no change was witnessed in the “Subcool” value (the measurement used to identify a correct amount of Freon for modern air conditioning system) of the refrigerant charge. However, small leaks were detected from the evaporator coil found during the last service call, and therefore the system will lose refrigerant over time. Given the cost of replacing the evaporator coil the homeowners want to wait until the system fails more completely, at which time they will look into a new system.

Preformed prepaid maintenance on a Lennox split heat pump system, model and serial number match in system. Replaced large in return filter. This is a merv 10 filter. 56.10 for this. Checked pressures and checked amp draws cleaned coils and cleaned drain line. Added algae tabs to drain pan for drain line prevention. Checked wiring connections and checked duct work. All systematic components are working properly at this time.

Swift Services responded to a service call with reports that the air conditioning was falling behind in a home when the set point would be set below 73°f. Going back through the history with the equipment we acknowledged that a previous technician intended to return to monitor the refrigerant charge and did not; therefore in coordination with management we performed an electronic leak search this afternoon at no charge to the homeowner. Ultimately we found that the evaporator responded to the leak detector, and though we don’t know the rate at which refrigerant is escaping, I had hits in the high and medium sensitivity. I then discussed the options with the homeowners; we concluded that for now they would add about a pound of refrigerant to correct the Subcool value.

Performed tune up on a Lennox Split system. The system is performing as it should. Cleaned the condensate drain line. Cleaned the Evaporator and Condenser coils. The safety switches are working correctly. Homeowner would like the pure air replaced yearly. No questions asked. To whom ever gets this next year pre order it if we can. Swift Services responded to a service call back with reports of no cooling at a home. I found that the system had a failed overflow protection device that was stuck open, therefore denying voltage to the thermostat. Given that we have replaced this float switch in the past year it is covered by our own warranty. Attached to this invoice is an estimate for the replacement of the blower circuit board in the air handler. Though the system is working properly again, the circuit board looks as if it may have water damage and therefore while it has a parts warranty the homeowners may elect to have it replaced preventatively.

Swift Services responded to a service call with reports of no cooling from the downstairs system of a home. I diagnosed a failed 40/5 dual capacitor. After changing this part we resumed normal operation of the equipment.
