Thanks again for the bio of your tech's and their pictures. Living in CT and renting to families who have children, it creates a safe environment when I can text them pictures of the persons coming to fix a problem. This was a preventative maintenance and I appreciate the fact that it was done when scheduled.

Completed tune up. Found growth forming in air handler and some spreading to ductwork. Freon pressures are low, evap coil has started leaking. System is 13 yrs old and is best to just replace system.

Performed tuneup on package unit. Changed mpg filter. Sprayed a coil cleaner and added algicide tablets to coils to help kill bacteria and break down any sludge that may be in the drain line. UV light is on and functioning. Home is being supplied with 105 degrees and rising. Tested 45/5 dual run capacitor:(44.6/4.8). Checked refrigerant levels and they are where they need to be. Inspected low and high voltage wiring. All wires are tight and in good shape and getting the correct amperage. At this time system is functioning properly.

Arrived to perform maintenance on clients units. Sprayed a coil cleaner and added algicide tablets to coils to help kill bacteria and break down any sludge that may be in the drain line. There is no water in the pan. Tested safety switches and they are working the way that they should. The Td is 17. Changed filter for client (20x30). Vacuumed drain and drain is draining great. Tested 45/5 dual run capacitor:(44/4.43). Checked refrigerant levels and they are where they need to be. All wires are tight and in good shape. At this time system is functioning properly.

There is no water in either of the pans or safety Ss2 switches. Tested safety switches and they’re working the way that they should. Home is being supplied by 107 and 130 degrees. Filters are clean. Tested 45/5 dual run capacitor: (44.8/4.8). Tested 30/5 dual run capacitor:(30.6/4.7). Checked refrigerant levels and they are where they need to be. Inspected low and high voltage wiring. All wires are tight and in good shape and getting the correct amperage. At this time system is functioning properly.

There is no water in the pan. Tested pan safety switch and it is working the way that it should. Home is being supplied by 138 degrees. Filter is clean (20x25). Tested 45/7.5 dual run capacitor :(39.38/6.40). Dat sensor on zone system has failed and needs to be replaced. Thermostat upstairs is not functioning properly sending mixed signals to zone system. Unit keeps going into emergency heat when it is not calling for emergency heat and condenser is off. Disabled upstairs thermostat and units started to function normal again with the condenser running getting the correct voltage. All wires are tight and in good shape and getting the correct amperage.

There is bacteria that is forming on and near the blower. There is no water in the safety Ss2 switch. Tested safety switch and it is working the way that it should. Home is being supplied by 134 degrees. Filter is clean (16x20). Tested 40/5 dual run capacitor:(11.34/3.84). Capacitor is extremely low and can lead to issues with the compressor and other parts once it fails. Client agreed to replace capacitor. Checked refrigerant levels and they are where they need to be. Inspected low and high voltage wiring. All wires are tight and in good shape and getting the correct amperage. At this time system is functioning properly.

Found ss2 safety float switch energized due to clogged drain. Vacuumed and blew out drain with nitrogen gun. Ran system in heat mode, operating according to mfg specs at this time.

Tested 40/5 dual run capacitor :(31.9/2.86). Fan side on capacitor is low. Replaced capacitor for client. Checked refrigerant levels and they are where they need to be. Inspected low and high voltage wiring. All wires are tight and in good shape and getting the correct amperage. At this time system is functioning properly.
