Thompson Plumber presented estimate to replace section of corroded copper pipe above pantry and replace one horsepower garbage disposal and pop-up assembly in guest house.
System inspection for 8 units. Main issue was to confirm static pressure readings on the systems. All systems have high static pressures on both supply and return sides except the family room.
AC Maintenance completed on 3 yr split gas Trane/AC Pro 5 ton attic unit; electronic air cleaners in place is good condition; clear drain line; cleaned condenser coil; all components operating properly within manufacturer specifications; no recommendations at this time.
Heating and Cooling Maintenance completed on 9 yr split gas 5 ton Rheem attic system, 9 yr split gas 3 ton Rheem attic system, (2) 9 yr 4 ton split gas Rheem attic systems; replaced (2) 16 x 25 x 1 filters, (1) 20 x 25 x 1 filter, and (1) 14 x 25 x 1 filter; filters in place were heavily restricted; cleared all 4 condensation drain lines; cleaned all 4 condenser coils; all 4 condenser coils were restricted; recommend installing 4 Hard Start kits in all Rheem condensers; schematics call for “Start Relay & Start Capacitor” as optional components; Installation of Hard Start Kits will increase life expectancy and efficiency of units and delay replacement; also recommend installing 4 surge protectors to protect outdoor units from damage resulting from power surges.
Installed new 9K 18 seer mini split . Electrical was done by others.
Price is for the installation of a new automatic water shut off valve. The valve will be place at the main water line before it enters the home. We will need to re do the plumbing in order to make the new shut off valve fit into the system. Once installed we will set up the unit for the customer. Price is for all parts and labor.
Cooling maintenance on three systems. 11 yr old lennox, 12 yr old Rheem and a 26 yr old carrier. Carrier unit is sloping drastically and should be level, rheem unit is operating within specs and the lennox has a slight restriction and further investigation is needed.
Performed 3 AC Maintenance on 3 split Lennox split gas units; 3 electronic air clean cleaners clean; 3 condenser coil cleanings; 2, 3, and 5 ton units 7 years old; 2 ton unit showing low refrigerant; cleared condensation drain lines, recommend 3 energy assist kits and surge protection to protect, increase efficiency, and extend life of all 14 SEER units. Call to schedule.
For this job we will be replacing (3) 2 inch pressure regulators as well as (3) ball valves. The water to the buildings will be shut off for approximately 4 to 5 hours. Once the installation is complete we will turn the water on and check for any leaks.
Remove old toilet and replace with new Toto great flushing toilet, and also with new seals. Well we will also check the line to make sure there’s no roots or any other cause of a packing up. Then I will install the new toilet with new seals and new supplies. This also includes the snaking of the existing toilet
Customer would like to have an outdoor shower installed behind the water heater. Stucco was already cut open due to a pinhole leak that we discovered last week . Installed new shower valve and checked for proper working conditions . Everything is working as it should. Customer will have the stucco repaired before installing the shower trim.
Customer has water coming from a hose bib behind the water heater. I discovered that the leak was coming from the cold water line feeding the water heater. Stucco needed to be cut open to gain access to the copper pipe. Cut out pinhole leak and used a pro press fitting to fix the leak. Turned on water and checked for leaks. No leaks were found. Stucco repairs are not included.
System inspection of the guest house furnace, confirmed the original heat exchanger crack and found two more forming. Shut off gas to unit and unplugged the system. Advised customer to not run it due to safety reasons
