Upon arrival found primary drain line clear but with an uphill slope, causing condensation to exit secondary drain line; raised 90 degree elbow 3inch to correct slope and allow gravity to remove condensation through primary; if problem persists, consider installing condensation pump to catch all condensation and pump it out directly into primary

Client called us out today due to water coming out of secondary condensation line and staining the floor. After inspection found both systems were tied into the primary condensation line. Water damage underneath older system, brought to clients attention. Client has agreed to cut and remove PVC and blowout with nitrogen. Perform task and tested operations. Water is cleanly flowing into drain. Explained if water is still coming out of secondary condensation line there may be a crack on the drain pan. Client will pay invoice through email. 25 y.o AC 35 y.o FAU Clients called us out today due to inefficient cooling for home. Client states electric bill has been over $1000 when running AC. Client states home is roughly 1300 ft.². System is a 2 ton which is for a 1000 square-foot home. Cycled cooling. System is only producing a 9 to 10° split (normal should be 18 to 20°). Inspected condenser, coils are extremely degraded from salt. Secondary motor control failed on compressor side 26 out of 30 µF. No hard start kit present. Hooked up refrigerant gauges and found head pressure to be extremely high. System is running as if it was 120° out based on pressure scale. Inspected furnace, blower motor has a significant oil leak. Blower motor compartment is extremely dirty. Client states dust is consistently coming out of the vents which would indicate duct leakage/tearing. Advise another vent be cut into living room to help cool down larger area quicker. Opened evaporator coil and came across what appears to be biological growth on

Tankless was having a problem with the hot water return system. I checked the pump seems to not be working inside the tankless so I give an estimate for a new tankless and new pump.

AC Maintenance completed on two 8 yr split gas Maytag systems; new 16 x 25 x 1 and 14 x 25 x 1 fiber filters in place; cleared both condensation drain lines; cleaned both condenser coils; ran both units to cool; all components operating properly within manufacturer specifications; no recommendations at this time.

Checked refrigerant pressure on the 3.5 ton condensing unit, noticed they were low and proceeded with a leak search and found an evaporator coil leak.

Thompson removed hot and cold cartridges in downstairs powder room faucet. Hand cleaned debris from inside cartridge. Put back cartridges. Flushed out water. Faucet works fine for now. Checked all the reset of the faucets and showers in the house. Howard stated that the toilets continue to run in the master and down stairs powder room even with the new kholer flappers. He is going to shut the valves off at night and see if the water level drops in the morning. Thompson plumbing replaced two kholer flappers in master bathroom and down stairs powder room. Replaced garbage disposal and repaired pop up assembly in apartment room. Thompson also replaced 30’ of corroded 1” copper pipe above pantry attic. Thompson used ridged copper and press fittings. Turned water back on flushed out system checked for leaks. No leaks found cleaned up work area and took pictures. 90 day warranty on flappers and garbage disposal 1 year warranty on new copper pipe No warranty on original pop up assembly
