Two system heating maintenance. 14yr old Goodman furnaces. Customer stated the downstairs works fine but the upstairs was not functioning properly. Found a dirty flame sensor on the upstairs unit ( micro amp reading of 0.0) cleaned sensor and the system is now functioning. Continued with the heating maintenance on both systems and found no further issues.

Inspection of the system showed a possible crack in the secondary heat exchanger condensate collection box. Water is leaking from the right side screw below the collector box. Also noticed an airflow issue with the system as the low side saturation temp, SH and suction pressure are low. System is operating for now but recommend replacement.

Upon arrival we spoke with the homeowner and we’re informed of needing several estimates. We began by giving an estimate for the ice maker valve which is located behind the refrigerator. The current ice maker is older and weed recommend replacement of it. We then proceeded to provide an estimate to replace the toilet in the master bathroom as it is currently leaking from the tank to bowl gasket. We then checked under the right handed sink in the master bathroom. We found the pop up assembly top gasket to be worn and leaking. We recommend replacing the faucet together with the pop up as they’re the same age.

Thompson plumbing noticed tile around shower floor was missing grout and has minor cracks. Customer would like estimate remove shower floor and install new shower flooring. Thompson believe shower flooring is not waterproof. Thompson plumbing recommended customer contact building contractor to remove old shower and install new shower flooring with new tile. Thompson plumbing recommended restoration due to minor water damage.

Bad run cap at the indoor blower motor. Motor was not engaging. Replaced run caps on both units and installed a customer supplied disconnect. Systems are operating. 15+ yr old systems. Evap coil is not level and leaning away from the primary drain.
