Ms. Corely had us out to a rental property to look into reason’s her one tenant doesn’t have hot water. It is a duplex and each unit has their own hot water heater, located in basement/cellar. We started by checking breaker box in unit 250. Breaker switch was thrown for water heater. I reset switch and proceeded to the basement to inspect water heater. Inspected water heater, controls seem to be intact and functioning properly, along with electrical is properly feeding elements. Water heater is currently heating water. Upon inspection neighboring tenant came out and explained that happens to her often, and she just resets breaker. Breaker boxes do appear to be old, and sound like a common denominator between both units that have different age and models of water heaters. I recommend contacting an electrician to inspect electrical in house. No warranty work or billable work was required today, so we will only be charging a service fee.
