We were called out for a leaking 80 gallon electric water heater in the basement. We found that the home has 80 psi and is too close to being too high of water pressure. A regulator will have to be installed. Too high of pressure when the tank is heating can cause thermal expansion issues that can lead to system damage. We also found that the home does not have a turn off ball valve to shut the house water down. In order to access the water meter to add a regulator and dual check valve we will have to cut a section of the drywall. The wall can be covered up by an access penal.
