Technician Mike responded to a call concerning a water leak. Upon arrival Mike met Ben who directed him to the basement. Ben explained to Mike that he heard water running down the back side of a wall in the basement. Ben and his wife moved in yesterday. When Ben turned the water on at the main he heard the water leak right away and turned it off. The carpet had already been pulled back when Mike arrived. Ben said that the home inspection occurred in December and the water has been off since December 16th and was turned on yesterday by himself. Ben was also curious if his sump pump works as well. Mike then presented the option to cut open the ceiling in the basement and the work was preformed. Mike discovered that a 3/4 inch cpvc cold water line had burst in half. An option was then presented to cut out the broken section of pipe and replace it. Ben agreed, then had to leave the home to go to work. After the repair was made water was turned back on to the home. No other leaks were f

Nick had Dave go to the basement to find the main shut off valve and while seeing the valve Nick noticed an older pressure reducing valve. Nick performed a pressure test and found the pressure to be at 90 psi. Nick gave options to Dave and let him know that the prv it bad and would need changed. Dave did not want to do anything with it as of now but will call us in the future. Nick gave estimates to Dave to change out the prv and main valve with the hall bath cartridge. Liz called us out due to a leak on the water heater we recently just pull and reset. We found that this is not our issue and that the leak is coming from both elements. The elements have been leaking for quite a while. We are going to recommend to repair both elements or replace the water heater. Liz was very interested in installing a professional series water heater. We found one in stock but do not know if they will stay in stock. Liz would like to think about this repair with her family. We will give her a follow up call tomorrow at 8:52 AM.

Customer was interested in doing some maintenance in terms of plumbing on the home. Customer would like water heater in a pan. Water heater does not have a pan. Found that the home has 100 to 120 psi. Found that as a original shut off valve. Recommend to take care of pressure issue and install a newer style quarter turn ball valve. Water heater also will need to have an expansion tank installed due to having A pressure regulating device on the line. Also recommended a electronic Wi-Fi shutoff valve.

Main floor half bath toilet has fill valve that run constantly. Recommend replacement. Upstairs jack and Jill tub/shower leaked from spout. Recommend cartridge swap. Replaced fill valve and cartridge. Shower in master drips when toilet is flushed. Cartridge is most likely showing signs of failing Life expectancy of valves was probably lowered due to high whole house pressure. Current pressure regulating valve has failed and no thermal expansion tank in system. Including estimate for replacement and installation with invoice.
