Performed full house inspection customer pointed out several issues she knows about. The master bathroom has no issues with all of the faucet shower or tub valves how ever the toilet runs constantly. The toilet is an old water ridge duel flush and I reccomend replacing the toilet. The upstairs guest bathroom has no issues with the lavatory shower valve or toilet how ever the tub lift and turn leaks causing the tub to drain out into drain when trying to fill to use bath. The other upstairs guard bathroom faucet shower valve and toilet have no issue shower the tub waste and overflow leaks out of the overflow plate customer stated they already have an estimate to replace it but is waiting to remodel the bathroom and will call us out to give estimate,ate for remodel once they know the extent of the bathroom they are going to remove and replace. The water pipes in the house are old copper and highly reccomend replacing to PEX to insure no pinhole leaks in the future. Besides this ther

Customer stated: little hot water. home owner stated they have to turn the water heater off in order to build up enough hot water to take a shower. Home owner also stated that they replaced the water heater in January of 2024 since they’ve had this issue since August’s of 2023. They have an electrical app on there phone that measures their usage and it says the water heater is pulling the most energy. Tech notes: called out today to look at a home that has very little to no hot water. I performed a plumbing inspection on home to find no leaks coming from any of the faucets in the home. I entered the crawl space to locate possible pin hole leaks to find everything under the home was converted from copper to pex. I checked all in the crawl space to find no leaks. I tried looking for a water meter but home owner is on a well pump with no meter. Resolution: I recommend having an electrician come out to take a look at the electrical units and solar panels. Service estimate to rebuild both downstairs toilets. The hall bathroom toilet needs the rebuild and the basement powder room toilet to be rebuilt as preventative Customer states basement bathroom is running constantly. He was also concerned of the sewage pump and the basement powder room bathroom Basement guest bathroom toilet tower gasket leaking due to break in the gasket. No issues found with sewage pump or powder room bathroom. Customer wanted to do minor rebuilds on both the guest and powder basement bathroom. Performed work and tested. While talking about the membership program discovered single wall metal vent pipe going into concentric vent for duel Rinnai set up. The one on the right is completely fine but the one on the left needs the vent redone coming out of the unit. Need to get with Mike about estimate this afternoon. Job is completed. Customer Stated: They had a toilet that was constantly, and were interested in having the components replaced. Tech Notes: Upon inspection I found that this is a older elongated toilet located in the main level master bathroom of home. I found that there was heavy corrosion build around bolts, and fill valve. I recommended to the h/o that due to the amount of corrosion build on tank bolts it would be more beneficial for him to just replace the whole toilet. I presented options to have this done today, and the h/o elected to move forward with replacing toilet. Resolution: I was able to successfully remove the existing toilet located in the master bath of home, and replace with brand new toilet with no issues. C Ustomer states master bathroom shower is backing up and over flowed out of shower base and leaked into ceiling below. Hall bathroom lav handle loose hall bathroom toilet flush valve is broken and hall bathroom shower head is leaking. Found no issues with master bathroom shower. Ran for 20 minutes while other work was being performed and found no back up at all Hall bathroom lav handle was loose tightened and tested. Hall bathroom shower head leaking out of body of shower head and needs to be replaced. Customer supplied replacement shower head. Hall bathroom toilet top part of flush valve is broken off now allowing fill valve tube to fill toilet bowl Ahs covered hall bathroom, shower head and lav but denied the toilet due to it not being normal wear and tear. Inspected house to find almost no issues. House is pipe mostly in PEX however the basement bar sink is piped in cpvc. The water heater is 10 years old and I recommend replacing it with a tankless water heater. All faucets are in good condition with no leaks. Water pressure is at 70 psi and PRV is a 1” double union watts that is in good condition. The upstairs hall bathroom toilet has an issue with the flapper. Customer plans on replacing it and is going to order a toilet for us to replace it with. Both hose bibs are old but have no issues or stiffness in the handles. The visible sewer pipes have proper fall and no improper fittings were used. No other issues detected in house. Inspections completed.

**GIO NOTES 4/18/24** Tech Notes: Upon inspection I found that this is a Kohler elongated toilet located in the main level master bathroom. I found that the tower flush assembly had broken, and was called out today for replacement. Resolution: I was able to successfully remove flush tower assembly, and replace with brand new assembly along with fill valve to help fix/prevent any future plumbing issues. I tested/flushed toilet numerous times with no further issues or leaks. Customer stated no hot water. Found January 2021 Rheem water heater with a faulty gas control valve. Heater lit for about 10 minutes and then went back out. Informed home owner to call Rheem and have new gcv shipped to his house and contact us when it arrives. Bill constellation for the labor to replace gcv when job is completed. Customer will call us when part arrives. I was out today to replace the customer supplied gas control valve for the existing failed valve. Resolution: I was able to successfully remove, and replace the existing gas control valve with brand new valve with no issues. I fully pressurized water heater with no issues or leaks.
