CUSTOMER STATED: They had a leak coming from the piping underneath the kitchen sink. TECHNICIAN NOTES: Upon inspection I found that the tubular underneath the kitchen sink was disconnected, and needed to have a minor rebuild done in order to fix leaking issue. While on site I tested the whole home water pressure, and received a reading of 120 psi which is outside of state code regulations, and indicates the existing PRV located in the garage has failed. I also found that the water heater is only one year of age, but is also out of code due to there being a flared copper gas line instead of a gas flex connector. I let the tenant know I would need to replace/repair all three in order to bring home up to code, and fix/prevent any future plumbing issues. RESOLUTION/RECOMMENDATIONS: I was able to successfully replace the existing failed tubular along with new washers, replace the existing failed PRV, and install brand new gas flex connector with no issues.
