Called out for issue with hot water not lasting. Found 40 gallon electric water heater in mechanical closet next to garage. Tenant said that Tricon was out last week some time and replace the element and thermostat. Found upper thermostat at factory setting of 120° and found lower thermostat set at less than 100°. Adjusted both to 130°. Also water heater pan had water sitting into, not sure if tank is leaking or if water is from previous repair. Put together estimate for replacement and will submit
